1 or 2 Kannal Cheap Land for Retail set up,

Gents,

I am professional retalier and retail is my passion too. i am planning to set up retail store in next coming 5 years. for this purpose can anyone suggest me any commercial land of 1 kanal or 2 kannal which is the cheapest at the moment and later can be suitable of rretail set up?

i extensive retail esperience even i been involved in setting up Makro, Matro, Hyperstar?

i have the budget 20 lak , i know its very less but if you have any other idea let me know ......

As for as you budget is concern
1.You can easily buy 3-4 marla plot in Gulshan-e-lahore (by adding some money) and you can start your business right now.

2.Jubliee town and Lda Avenue (As commercial is not on sale Lda hold that commercial area for latter auction) but u can invest there and but a plot and when auction will begin sell that plot and buy shops in commercial.

3.Other options (Jinnah mall--book your shop there,hopefully it will be ready with in 2.5 years but make your mind ,it will take 3 years)

If you know something is impossible but you still hope for it to come true, then you become the ideal target for frauds and con-artists. So try to be as realistic as possible at all times.

You must know that it is difficult to find a 1 or 2 kanal plot for 2 million in a RESIDENTIAL scheme, and we are talking about those that would be ready after 5-10 years if you are lucky. It is inconceivable that you can get something suitable for commercial retail in that budget.

Notwithstanding your extensive experience, you should first understand that retail and real estate are 2 different businesses. Most professional retailers do not seek to own their stores because they make their money from investing in stock. The challenge is their business model must support the rent. People who own their property and then run a shop on it risk subsidizing one investment with another and not realizing the true feasibility of a business.

Focus your passion on developing your retail business model. If it is good enough, you might be able to rent a suitable place and try it out in time. Purchasing a property is already an indication that you are thinking about it wrong. The big chains you mentioned only set up their own properties in Pak because no suitable options were available to rent else they would never have invested in the infrastructure.

PS. This is not a casual opinion. I manage a small retail chain with both rented and owned premises. We will soon sell the owned property to release capital and move that branch to a rented premises as well.

Dear Unprofessional retailer,

thanks for your valuable input, well the bigger chains they have their own strategy and business planning on which they usually go for lease land, having brand equity worldwide their models gain value as well.

My model is totally different, i dont want to initiate with rental or leased land on my own, my business model and strategy evolves around the ownership of land.

If someone offer me leased land as a partnership and me to run the retail operations thats a different scenario.

I have already done extensive research on retailers and myslef use to be involved in strategy and business planning for such retail set ups.

My model doesn't evolve around dokandar or keryana concept its totally different.

Why i say 1 or 2 kanal in 2 million bucks because i thought someone suggest me something which i might not be aware of.

I doubt you had extensive experience of setting up those Multinational giants. You dont even spell them correctly
