Dear Friends,
I would request to all senior members to reply to this question as i have to make a life decision for building my dream house.
In my last visit to Lahore i have visited numerous societies e.g. Wapda Town,Valencia,NFC,Airline...etc to make the decision on buying plot and then start constructing it.But found that Wapda Town prices are way high, Valencia is yet not populated to the reasonable levels but still plot prices of 1 Kanal are ranging between 45 to 55, NFC is also in the same budget but very small society. I could not make my mind and came back by giving this responsiblity to my younger brother.
I started visiting this site more frequently and found that DHA being a big brand name has more edge over other societies and appreciation is also more if you buy a plot or make a home. I asked my brother to start getting the info for DHA and i am informed that DHA 5 prices are very high and option can be in DHA phase 6 as every dealer speaks very high about it.
When we checked the prices we found that a good location plot is ranging between 70 to 90 depending on the features facing park,corner,wide road...etc.
Now where i am confused that is it wise to buy such an expensive plot and start building home there for after one year residence. Is it true that DHA phase 6 will have the real appreciatation which is being portray by most of the dealers. What are the pros and cons of this phase? I would be more interested to know the bads of this society / mangement. Is this area going to be livable after 1 year with reasonable population / security and when day to day / grocery shops are going to be operational. So far i have seen it from the pictures and have not seen any mosque,play ground........etc.
What makes DHA special from the competition and leads to such sky rocketing price - or it's just a place for elite class being this Society expensive. I would request if valuable members can give the comparison over other societies.
Also, i heard that the market is going to come down for (phase 6) around 10 to 15% is it true?
What is current rate in good location blocks.
I apologize for putting so much queries in the question but you are the one who will share the information and past experiences which ultimately lead me to make a conrete decision.
Any other advises / suggestions e.g. to buy built house, options in other societies, future analyis on ROI vs investment are highly appreciated.

There is a ganda nala in some blocks of wapda town with nasty smell.
Try to keep away from those blocks. |

DHA is a beautiful society but because of the factors which Javaid wrote and I am an ordinary Pakistni also, I did not buy in DHA. I felt if I will live in DHA it will be like a pigeon which closes its eyes when it see the cat.
I bought one Kanal plot in Abdalian Society, it is before Wapda Town between Shaukat Khanum Hospital and Lahore trade centre.
It is a small size peaceful society with small size roads, so there is not any fast traffic.
It is upon you which type of life you want to spend. |

Abdalian Society is before Wapda Town between Shaukat Khanum Hospital and Lahore Trade Centre.
Abdalian Society is a small size peaceful society. It has small size roads so there is not any fast traffic. Most of the neighbours are educated people.
But it is upon you what type of life you like. |

Thanks for posting a very realistic analysis. Did you look for Divine Gardens opp to DHA-8. If so, are your findings for this type of life style are the same as that of DHA's or else. |

DHA 6 good location plot price is now at its peak.I think there will be very little appreciation change in that.I didnot mean to degrade that.I just try to relaize you the fact.Valencia is good for residencial in term of price (45lac-55lac).I hope with the opening of Khaban-e-jinnah road,its worth will be increase.So i will suggest you to go for valancia it will be pradise in near future thanks. |

1.what kind of living expense 20 to 30 % extra u have in dha 6 can u explain it .
2.All the fingers r not same if there r bad people than also good r there its denend on ur behaviour.
I think dha phase 6 is best for atleast coming 5 years living & inveestment point of view also u can buy 55 to 65 d,f,L, block which easily going to 85 to 90 within 2 to 3 years times.

Jeved sahib you need to get first hand knowledge from residents in DHA6. Most people living in DHA 6 are known by each other not only by their names but also know each others kids names too. Most people living in DHA 6 are highly educated professional and mostly retired and have enough free time to sit together in 5 to 7 person group each evening. There is at least one monthly dinner together by residents of DHA 6 in a new restaurant each month. DHA residents are very close knit community that keep eye on other properties when one is not at home. Can you name me any society that is so close to each other. |

Dears, I might be wrong and you rightly mentioned that I might not have first have knowledge - all what you mentioned about Phase 6 is really great and I hope this level of "community interaction" further increases and expands at all societies too. Our contry needs that.

Brother, you are right that Valancia is very good society. We have been hearing about the road which you mentioned (Direct Access)since long but there is no progress in this regard.Do you have any latest information when WASA is going to complete this small bridge. |

Javaid dear! I pray that you must get a good neigbour and vice versa where ever you live.....probably this matters a lot instead of Society or mohallah you select. We see that people living with good neigbours affects the surrounding also. Although I dont live in DHA but my observation is that love and affections are more observant in DHA and surrounding areas than some very famous areas. Neigbourhood in educated surroundings is in its real form. Yes...bad people with negative approach can make any place hell ....it is not the town or society. Wapda Town has places which have become no go areas because of some bad people living in those streets. I suggest that if you have a positive approach/loving attitude you can get adjusted every where and also convert bad one to good one.
Please decide to make a difference and help your surroundings. However today you have made an effort to label DHA as a very bad society for human beings....this is an indicator that you can also make a difference and can contribute but! in the other direction. I pray for you. Please do consider leaving the habbit of hating(as mentioned above) because this will not fetch you love. Pakistanis has loving communities which has no match in rest of the world.
I also suggest my friends visiting this site to please dont be misled by few bad/favorable remarks coming from biased one and do have your own assesments. |

Road on both sides is ready you may check from goggle earth, work on bridge is in progress will complete within next 30 ~ 40 days, actually contractor has no modern machinery, working with obsolete method
