I am dealing to buy a 10M house in Wapda Town Phase-1 Block F-2 near 713 in 88 lakhs. Can the brothers advise me regarding the right price. What will be the transfer fee and taxes ? Thanks,

If the house is new and construction is A Class then worth of House can be upto 85, But why not buy in this Much amount in Faisal Town, or defens?, Adding few lacs more one kanal House can be tried,
For Zero meter house there is one precaution as Bath rooms on 1st Floor are not used hence there can be some times severe problem of seepage, This Problem cant be solved, one of my friend is suffering from it and his all investment is ruined, I encountered another house for sale it was 4 years old with severe seepage problem and was available on plot price only, and owner war telling himself that it is "malba" I myself never gamble for buying Thekedar Built new house
My advise is either Build House yourself
Or Buy few years old.
Regarding transfer fees at present 10M plot transfer is about 120,000 Built house I am not sure.

According to my opinion, price is not to much. Because price of the plot of 40 feet road is about 45-50 lakhs. So price of the double storey building 38 lakhs is not much. Anyway, Mr. Mohsin could you please through some light on this topic.

Mr.Jameel: Thank you for your valuable advice. The house is certainly new but built by the Builder. You are right, I may get a house with the same amount in Defence/Faisal Town but not a new one (I am already living in Faisal Town). I'll consider your advice.

My House is in J2 and new houses in my lane have been sold in range of 80-93 lacs(10 marla) in last 2 years. these were all built by builders.
I have been looking for 1 kanal house in Wapda /valencia/NFC and in my last visit to Pakistan, there were 5-6 year old 1 kanal houses available around 1 crore in good condition but bathroom and leakage was a concerns and I was unable to finalise a deal in my short visit.

As per your question, this is a prevalent rate in Wapda town for 10 marla newly constructed excellent house but better deal would be buying a kanal House which is 5 year old.

i do agree with mr shahid khan comments that it is too much. for ten marla 88 lakhs. we can buy a far better house in this amount in lahore cantt, much better location than wapda,and even we can buy in 65 lakhs a 12 marla double storey house in eden gardens ferozepure road lahore which i beleive an excellent location and no doubt the landmark of lahore keeping in view future.and possession is available at the end of this year.

The price you mentioned is very much reasonable, As told by chief guest that a good plot in F2 costs between 45 & 50 Lacs, and A grade construction for a ten marla house costs approx 40 Lacs!
