I am planing to buy 5 Marla Comm facing 210 feet road in Circle plot on Baria Town Sector c for rent purpose. So I need advice BT is best Or phase 6
MB Facing Res is best investment for futur for rent purpose. BT total height is 42 Feet and DHA phase 6
Total height is 72 feet. Please every body can put his comments. Thank you

BT 5 Marla facing 210 feet have price 65 Lac. May be total rent 1 lac
DHA Phase 6 facing Res have price 115lac. May be total rent wille 150

@Wali Kazmi.

I think the best option for you is an 8 marla commercial plot in the ring of commercial area of Bahria Town Lahore Sector "C". It will cost you around 72 Lakhs.

Wali bhai these plots were facing main road (210 ft) & park but now BT has converted part of the park into 5 marla commercial plots (both sides open) so there is a lane of 5 marla plots between 8 marla plots & main road but I believe they are still a better choice because ring is the centre of commercial area & banks or multinationals will go for 8 marla instead of 5 marla plot buildings.

In this connection pl see my post below & some comments by gentlemen aware of the situation.

AG Sahib I Just look the Map the MAP on web site which side you prefer Masque side from RING Or SECTOR B Side from RING. In RING there are Two PARKING ONE for BLOCK A and other side for Parking B Block. FACING PARKING A BLOCK Thease are 8 Marla Plots ?

Wali bhai I prefer block "B" because Medical College & Educational Complex are on this side . They will definitly contribute to this side of the business area.

5 Marla plot are facing 210 feet road and value 65 lac .

Wali Bhai I bought 5 marla plot from BT in 30+3 (10% for facing the park) Lakh on back side about 6 months back. At that time BT offered me 8 marla in 48 lakh but , unfortunately, it was not possible for me to arrange that amount. About 2 months back, when, BT converted part of the park into 5 marla plots 8 marla were selling at around 65 Lakh & now they are selling at around 72 Lakh. I am not qualified to estimate what would have been rates of 8 marla if BT had not converted the part of park into plots because I live in UAE & most of my information is from this site only. So the price of 8 marla have increased from 48 to 72 lakh in the last six months ( I wish I were able to buy an 8 marla instead of 5 marla).
As I understand introduction of a lane of 5 marla plots has not affected the value of 8 marla plots very badly.

Dear Wali bhai, both sides of commercial sector-c are good. in future when all area will be populated,(i.e mosque is operational,means you have to go five times for prayers,when lahore ringroad is completed,means your main entrance is from ringroad side,and chambeli,jeniper,overseas blocks-B are populated) THEN both sides will be equally important.wish you good luck

Qasim Bhai I bought 5 marla commercial plot in block B between plot nos. 93 to 110 on the back side facing Akhtar Saeed Medical College & Park hoping it will benifit from the vicinity of College due to large no. of students. In the revised map Education & Sports complexes are also shown just behind the Medical college.
However, on this site, I found most of the people talking in terms of only "Facing 210 ft. road". Do you think commercial plots on the back side are suitable for constructing plazas either for renting out or own business.

dear AG sahib,your investment is not bad. certainly it will pay you good return in future,three 5-marla commercial plaza are being constructed near your plot, on 54,55,& 3rd on near 100 no.you invested 33-lac,in this amount it is a best decision.wish you good luck.
