DHA Islamabad Phase 1 or Phase 2 ??,

Dear DHA Islamabad Experts,

I want to buy a residential plot in DHA Islamabad but am confused which one to select Phase 1 or Phase 2. Please put some useful suggestions by considering following
--- The facilities on ground, security.
--- Shortest travel time to main Islamabad, I know Phase 2 link Islamabad highway. What about phase 1 travel path. is it linked with Bahria?
--- Max amount i can afford for 1 kanal plot is 50 lac.
--- Which one will give me good returns in home rent and plot value, phase 1 or phase 2?

Dear Friend,

Phase-2 is best as it is built on the modern international standards whereas phase-1 was built on Westridge, Satellite Town, Saadi road, Harley Street, Sadar or on CDA’s standards.
DHA is trying its best to improve it by taxing the poor plot owners of phase-2, Commoners town and phase-2 extension but they will never make it on par with phase-2.
It is closer to Islamabad and one Kanal will cost you Rs 42-48 Lacs.
Regarding rents, it is as good as the CDA's non-VIP sectors (if you calculate investment versus return formula). For long time investment, it will also give you good returns. In phase-2 a one Kanal is now giving Rs. 50,000 per month, but you have to have two servant quarters, a basement and a good design done by a reputable Architect.

Please Advice more on sectors of DHA phase 2 and i heard south facing plots are good??
DHA 2 will take much time to populate due to large area and plots available so i guess short time returns are not expected, what you say??

Dear Qureshi,

DHA-2 proper is having only around 9000 plots and construction rate in all sectors is on a higher pace.
As it is sandwiched between GT road and Islamabad highway, having gates on either side, it will populate in shorter time and will get its value in a very near future. All sectors are good for construction. DHA is going to announce the commercial avenue in near future in sector-D (DHA-2 Proper) but I think this commercial area will not get much attention as their pace of construction in CT and DHA-2 extension is very slow, except the DHA Homes where they are progressing at faster rate.
Regarding plot facing, I would prefer Margalla side as it fascinates me best among other directions!
