dear all,CMY sahib,Adil saeed sb,Hussain kaisrani sb.what is the reason of sudden increase in the rates of bahria town sector-c commercial plots.means daily increase sharply, is it due to construction activities ?or foreign investors ? or bhair chaal . should I invest or wait ?

naseem you are not going to get the truth here so let me say just do your own research, people who have been made caror's pati will not speak here and nither will the akalmand people who missed there chance.
akhtar, main 210ft road 80-110lac plus excluding corners for 5 marla back of main 35-60 lacs for 5 marla 75-85lacs for 8 marla. |

Akhtar bhai the reason for such a jump is the very high number of construction in the commercial area. there are till date 25 plazas under construction. Also the rent being recived and can be recived is quite high. I am the guy who was the first one to start construction as one could say after Zafar corporation which was constructed 4 years ago but no one followed. I constructed the 8 marla plaza whos ground floor went for 1 lack. today because of that there are 25 plazas there. and now due to Sector D and a very huge number of residential houses being constructed the rates keep rising. Forget the ring road in a few years this will match Phase 5 DHA prices. I have extensive experience in property I have spent nearly half of my life in the investment biz, the true rising of price is when construction starts especially for comm plots. |

Very well said Zeeshan sb.; actually in my opinion, there is always a lag in the price increase of commercial plots since these are basically meant to cater to the residential areas around. Once the houses start to be built with people moving in, rises in the prices of commercial follow and then this rise is much steeper than in any other kind of property. Similar phenomenon has happened in DHA Phase 3, 5 etc and i think similar would happen in case of DHA Phase 6 followed by 7 and others. |

Just to set the record straight current rates are these
Bahria Town Sector C 5 Marla commercial plots on back 35 to 50 lacs.
Bahria Town Sector C 5 Marla commercial plots on 210 ft 64 to 75 lacs.
Bahria Town Sector C 8 Marla commercial plots 67 to 72 lacs.
Corners are not included in above prices.
Lahore Real Estate can buy or sell plots to you in this price range today. What will happen tomorrow is only known to Allah but our hope is Bahria town on ground ready commercial or residential plots will rise well.
Please be nice and fair with rates posting. Intentionally posting wrong rates could cost some one big money.

Zeeshan Bhai I own a 5 marla commercial plot in the ring on back side in block B of sector "C" & intend to start construction of plaza on it. I shall be obliged if you could advise how much it will cost so that I may arrange the funds before starting construction.
Further somebody suggested to go for RB roof for ground & above floors instead of RCC roofs. Is it advisable & how much will be the savings.

The two main reasons for sudden rise in the prices of Sector C commercial plots are:
1: Foreign remittances in recent months and most of the investement has been done in real estate market including DHA and Bahria town.
2: As mentioned earlier in one of the replies that a lot of commercial buildings are U/C and this factor also resulted in sudden rise.
Location of sector C has now become more better after the announcement of sector D, it will be the center of commericial activity in Bahria town very very soon since the development is going really quick in Bahria town. |
