Next year when DHAI will start handing over DHA Home Units to the owners. It is supposed to happen in April-2012!

No hope for DHA valley. According the the TV program "Reporter" aired on Dawn News, DHA valley project is in ruin due to Bahria Town Malik Riaz involvement. They signed an agreement with DHA and as per the agreement all payment made by people for DHA valley is transferred within 3 days into Bahria Town accounts which Malik Riaz is using to develop Phase 8 extension and Phase 9.

Dear AK

You think that DHA will ruin their image bacause of Malik Riaz BT Phase 8 & 9. We had this information that DHA Valley is joint venture with bt BUT both of the praties have good image in the market. if not april 2012 then Dec 2012 will not be a bad deal. Please correct me if i am wrong.

Out of so many things we have in common, one thing is very much visible in us Pakistanis!
When we decide to negate some thing we go on extreme and when it comes to praising of some thing again we lose the balance. That is true with us in all walks of life.
If Malik Riaz has decided to give a bad name to DHAI then one question ought to be answered!

Why construction work on DHA Homes is at top speed now?

The whole world had problem with real estate and Pakistan was no exception, even BT had a bad impact and it still does. DHA-2 extension no doubt has a lot of problems but I cannot understand that why Malik Riaz would like to lose money just for naming and shaming!
I used to believe this also but now when I see 1000’s of DHA Homes coming into existence, I convince myself that Malik Riaz is a real business man but it does not mean that He must possess good business ethics, too.
DHAI will deliver late but then what CDA is doing in I-Series sectors?
We must not forget that DHAI is paying rents to the DHA Villas (located inside Bahria Town) owners as a compensation for their delayed handover!

@Fawad,

I always suggest people that every person who plans to buy any land must visit the site himself to see the actual work on the ground. No one in Pakistan is honest and we cant just believe what DHA and Malik Riaz says. As of my last visit to DHA Valley site one month ago, I did not see any kind of development work being done except for DHA Homes which seemed very slow as very few labors were working there.

I hope and believe that DHA Valley will develop but not until 7-8 year.

Thats a nice explanation but ground reality is very different. I would sincerely suggest you to visit DHA Valley site to see for yourself. Also 4 colleagues of mine are suffering despite having paid full cost of their plots but no sign of development as of now.

DHA valley plots are available easily at -2 lakh rate in market which proves that there is no sign of development till 7-8 year.

Dear AK

Appreciate your contribution to this topic. I also visited the place last month when I was in Pakistan.
I was able to see a lot of work going on at DHA Home site: may be my “lot of” is different than yours lot of!
Actually we visited twice as my nephew also got interested to by one. I did not appreciate valley at all in all of my posts here and you are very right on that but DHA Homes are being built at a faster pace.

As I wrote before they will build homes faster so that they could get people start paying the instalments of valley plots!
When 3500 homes would get their occupants, hopefully at the end of 2012, the Valley may or may not get its popularity. I think it would!

I really really wish your words come true as I have seen lot of people having plots in DHA valley suffering. Its really hard to see your hard earned money going wasted.

I agree on DHA homes factor if they are built within time, it will help boost DHA valley lost reputation.

But DHA Valley is a huge huge project and it will take several years at least 5-7 to develop all blocks.

Lets hope for the best!

The Element of Fraud from DHA Authorities

Many people believe that the whole project is a fraud. It is known that DHA has only purchased 10% of the land required to complete the project. Whereas, according to the land laws of Pakistan government, they need to buy at least 85% of the land beforehand starting the project and taking money from them. The local land-owners of the area, after knowing that their land is worthy, rejected the offers from DHA to sell their land. It means that the project will never be completed and the town planning shown to the people will never happen. There is another serious problem to the execution of the project. DHA needs to surrender around 2,300 acres of land to local government authorities because this was the land previously decided to build a dam upon it.[6]Punjab government has decided to recover this land from the three big organizations i.e., Defence Housing Authority, Bahria Town and Habib Rafiq Ltd in Kahuta and Kallar Syedaan tehsils for the construction of Dhadhocha Dam to meet the water needs mainly of Rawalpindi and to some extent of Islamabad. This will severely affect the town planning and in-fact the whole project.


Concerns about DHA Homes

There are several concerns about DHA Homes. First, the whole construction is relocated to the edge of DHA valley, while in the initial maps, was shown right in the center of DHA valley. This shows that DHA authorities are facing difficulties in getting the land from local residents. Also it flashes the concern that the whole valley will be relocated, further far away from Rawalpindi/Islamabad. Second, the company which was constructing the homes, AREAA, has dropped the project from the list of their ongoing projects, which shows the lack of interest, or possibly, drop of the whole DHA Homes agreement. Till now DHA authorities are unable to clarify any concern communicated by the members of this community.
