These were the questions I was facing at the beginning. I initiated the project on paper way back, before the actual on-the-ground spade-work started, by taking the actual dimensions within the society's regulations. I plotted inch by inch over MSVisio to my satisfaction & also on the SweetHome3d as a rough sketch for a 3D walk -through. All in all I designed 33 versions, floor-by-floor comparing & matching to my requirements & pocket. Fine tuning did by the architect.
Then I searched for the contractor; interestingly, I met some good people in the business when I went to Lahore last year. I found that taking pains of procuring material, its security & managing labour is a full time specialized job. I shared the construction estimates on this forum 2/3 months back which proved that technical problems in building a basement, its insulation & drainage and fine tuning of the design needs specialized capabilities; plus, for a project involving millions of rupees you MAY save 2/3 lacs if you have time & expertise but I did the other way & contracted for the grey-structure, architectural elevation, designing with material & supervision. I have found the person honest & co-operative; although satisfaction is a relative term but I think I could not do better than what I have achived Be-Hamdillah. I have sent you the details of the contractor via email.
Masha-Allah, it is at 14marla, around 5,000 sq. ft. covered area in the Suigas Society Ph1 and has:
. 3 Beds attached dressing/bath, lounge, & a store in the basement with 2 patios open to sky;
. 2 beds attached dressing/bath, lounge, drawing, kitchen with serving kitchen & a car porch at the ground floor;
. 2 beds attached dressing/bath, lounge, drawing, kitchen, laundry, balcony & 2 terraces at the independently separable first floor.
I am now planning for the finishing phase let this monsoon be over Insha-Allah.
