Aslam o Alaikum
I am sending you mail for the first time. One of my friend referred me to your site. I need your suggestion regarding my plot No. 687Y-PHASE-7:-
1. What is the current price of this plot.
2. Is it valuable to keep this plot for investment/residential purpose? or is it advisable to sell this plot and to purchase a new one in any other PHASE in about the same price?
3. Regarding recent DHA offer of plots in various Phases on installments, i want to know that which sector or phase has maximum chances of success in Ballotting or which phase has the maximum number of plots for offer.
I shall be gratefull for your suggestion.

Mustaq sahib DHA 7 Y 687 is worth Rs 35 to 36 lacs. It is a good plots. Please keep it for now as development have been started here and is progressing at very fast pace. You should have possession here in 12 to 24 months. In this amount there are no other good alternatives and It will cost you about 2.25 lacs to switch the plot( In form of new plot transfer fees and commission etc).
DHA Phase 9 plot of 5 marla have the best chance to get plot as there are many plots. Second best chance to get a plot is in DHA phase 9 plot of 10 marla but after ballot 5 marla will have lot of profit from day one after ballot due to very low price of ten lacs. Third best option is CCA1 or CCA2 commercial plots in DHA phase 8.
The most own or profit will be in 8 marla commercial plots in DHA phase 6 MB facing. Profit here from day one will be over 2 crore from day one as launch price is only 170 lacs in installments for8 marla. Today a plot on cash here for 4 marla cost Rs 2.10 to2.5 crore and extremely hard to find a seller at this price.
I dont know the available number of these plots but extremely low price and on installment mujey hazam nahin ho rahi. If you still want to gamlble this is where some one is to going to be very rich in very short time.
We dont know number of plots and method of ballot so at this point I am recommending people to apply only in 5 marla in DHA phase 9 as I see more blocks are added in DHA town map to accommodate 200s perhaps thousands of 5and 10 marla plots. All other plots in other phases may be too few to have a good chance of winning.

In CCA1/CCA2, which plot size is recommended from your side 4 Marla/8 Marla.

8 Marla as some 8 marla are on 100 feet road. If some one gets a 100 feet road 8 marla he will hit the jackpot. |
