Advise on building a house in IEP Town or Going to bahria town instead,

I need some advise and would really appreciate your input and thoughts on this. I bought a 1 kanal plot in Engineers Town about 4/5 years ago with the plan to build a house.

On my latest visit to pakistan I went for a visit to see the developments, It looks nice but there aren't enough houses in it, specially near my plot which is situated at the end towards the kahna station. At the time of purchase the agent convinced me that there are plans to break the boundary wall and link this end of engineers town directly with defense road but that never happened as well.

I want to build a house in Lahore now and I can't wait anymore so I'm facing a lot of confusion whether to build a house in engineer's town or to sell that plot and also sell one of my plots in elliot town (10 marla) and buy somewhere else in a nice decent area and build a house there.

Please advise the best course of action. I'm sure there are many people who are facing this same issue and would benefit from your advice.

Muneeba sahiba, CMY sahib is 100% right,it seems that you have not seen personally bahria town now a days.unmatched double carpeted(oneway)road without traffic signal,only 10-minute drive from thokar to bahria town.in future all expatriates will rush to bahria town lahore.all other features have been explained well by CMY sahib.visit personally then you also say that bahria bahria aay.

start comparison between IEP & Bharia Town facielities,OK Bharia town
is much better then IEP town, but what is price difference between these two towns ? IEP 1 Kanal about 17 lac and Baharia 1 kanal about
40 lacks price difference more then 100 % and how much you have to pay Monthly to Bharia town for the facilities mentioned by Mr.CMY sb.
I am not sure but more then 10,000 monthly.... Please give suggessions according to badget,

You have raised a very valid point here Mr. Shareef. I totally agree with Mr CMY and appreciate his valuable advise. There is no doubt that bahria town is a far better place to live but it does come with a heavy price tag (in terms of buying, maintenance and living costs).

I only need to build a house in a nice decent area for myself and the family (some of which are in Lahore and they would be doing a very long drive to mall road for work)

As far as budget is concerned I think Lahore is a place where you can spend a million rupees and it still wouldn't be enough, there will always be something better available, so there has to be a cut off point in budget and a good plan in deciding the place. I have the cut off point but I'm struggling with the plan as I'm not present in Lahore. Cut off point or you could say my budget for the plot is really to buy after selling 1 kanal in IEP town and 10 marla in elliot town, I think they both are worth something around 25 lac.

Mr Shareef what do you think my options are with that sort of budget?

Muneeba Sahiba,I will suggest you not sell your IEP 1 kanal plot against 10 merla in Elliot town, because 10 merla has no comparison with 1 kanal moreover not much difference between these two societes. BISMILLAH and start construction on your 1 kanal plot, Construct only ten merla and 10 merla leave open as garden.Open lawn/garden is very necessary for healthy atmosfair and its a life of old age peoples.If you construct 2000 sq ft @ 900 = 18 lacs. If you construct your own home under your own custerdy you can achive your goal (middle class construction) Building house take 1 year and Inshallah after one your house will good for living in IEP town.
