Dear CMY,
After this high voltage lines over phase 6 MB...price for 8 Marla commercial will go down from 17Million or it will at least remain same if not rising? As this MB commercial will still attract customers for shopping? I am going to deposit one commercial 8Marla Phase 6 MB here from your previous advice ....so what should i do? Stop here or go ahead anyway? :h

There will be impact on MB facing 2 kanal plots of DHA8 only. There will some impact on Mb commercial as well but at this stage its hard to estimate as we cant see the high tension poles and lines yet. many people are not comfortable and are not applying in 8 m MB any more so I could guess there will be impact but cant predict how severe at this stage.

With high tension wires the retriction of floors will apply to commercial plots which will be limiting factor for price increase. |

We have already applied for DHA6 8 marla MB commercial plots. Is there any chance of getting some profit on our invested money or it will be hard to get ride of these plots. Kindly explain. |

Tahir, no restriction of floors will apply to any plot on MB. There is some kind of confusion as if the high tension wires may be right on top of MB. They will be around 250 feet away from the front of the MB commercial plots.
As for effect on MB prices, I am not sure how much effect that would have. These will not be those GIGANTIC sqaure foundation poles but more like thin tall ones so I assume it will be carrying the high tension of DHA phases only. We will have to wait and see. mr cmy can answer best that what will be the value of an 8 Marla MB facing plot in front of P-Block with these poles around 250 feet away from the front of your plot with Phase 6 MB and a green belt of around 70 feet between you and the poles. |

For any high tension line passing thru any residential or commercial area having operating voltage more than 11 kV, per Wapda Ordinance 1958 the land owners are required to obtain NOC from WAPDA for any construction in the nearby vicinity of line.
Direct construction under HT line is prohibited. Certain horizontal and vertical clearances for the buildings has to be maintained. These depend upon the operating voltage of the line.
Therefore, be careful while selecting the land. Obtaining NOC from WAPDA is not an easy task. You have to submit an affidavit stating that any loss to life or property at any stage in future will be the sole responsibility of the owner. WAPDA will not be held responsible for any mishap, violation of building rules etc. The process in really tedious and time consuming . |

Kindly note the health hazards posed by power transmission lines I highlighted in Post No. 54370. People living/working within 400 meters of HV/EHV lines may develop/suffer from life threatning diseases.
