Plz suggest me that which is best for investment for 1 kanal file? phase 9 OR phase 5 EXT.

Two DHA phase 9 allocation files will be better than one DHA 5 ext. DHA 5 ext is basically one of the best located block of DHA phase 9.

with all due respect, I disagree with CMY on the above statement. DHA 5 Ext is a well located block of phase-5. It's surrounded by Phase-5, Phase-6, DHA Phase-9, Askari 11 and 5-6 Ring Road Interchange. It will always be called, considered, and evaluated as part of DHA Phase-5 as M Block.

And yes, CMY brother is right to the point that 5-extension back touches DHA Phase-9. So we can say the best block of Phase-9 will be the one which shares boundary with Phase-5 extension.

Agreed with CDW comments but I guess Why CMY is now emphasizing that DHA 9 is best investment due to it's low price.

DHA 5 Ext. was best investment when price of file was between 21-23 lacs few months ago but now it has jumped to 28lacs so DHA 9 file is available at 15.75 today and seems good as maximum profit can be obtained in investing in DHA 9 files. BUT again it's all depends the timing for balloting of both phases. I strongly believe that DHA will ballot and develop phase 5 ext. much earlier than phase 9.

Please note I was asked for "INVESTMENT" which one of these two is better investment. Due to a lot lower price in DHA 9 and almost same features in both I recommended DHA phase 9 over DHA 5 ext.

Why I did that? I will try to explain.

Lets compare both.

DHA 5 ext have its plus and minus points. Plus is it much smaller in size than DHA9 and "MAY" have a ballot before DHA phase 9 and will get developed much sooner than DHA9. Its price is much lower than currently fully developed well populated DHA5 and currently fully developed DHA6 but still DHA 5 ext is at almost twice the price of DHA 9 one kanal files.

Minus are these . Yes It will be called DHA phase 5 M block in future but is it truly a part of DHA 5 or DHA 9 ? See the location map once again and please give me a honest answer this time. Its 100% clear cut fact its not next to current DHA 5 plots and is instead of having beautiful houses of well populated DHA 5 next to it dear friend you have Lahore Ring road in between DHA 5 ext and DHA 5 with not a single direct street or road linking / connecting these two separate places. Too many plots in DHA 5 ext will be facing Lahore ring road directly or they will be just too close to Lahore ring road or villages between State life 1 or will face village Natha sing wala or village house near Kamahan road near Lidar village.

A plot facing or too close to Lahore ring road will be a nightmare for DHA phase 5 ext plot holder due to just too much fuel sound and dust pollution 24 hours a day. Take a ride on Lahore ring road today and feel how fast vehicle are moving on it and how far their scratching tires are felt and how bad the fuel smell of diesel is there etc and we dont even have 10% traffic load at this time on Lahore ring road yet. When full loop is completed what will be levels of these pollutants wit 100% traffic loads on LRR. DHA 5 ext is not directly a part of DHA 5 now with rind road placement in middle of DHA 5 and DHA 5 ext. I wish there was no ring road in between DHA 5 and DHA5 ext than DHA 5 ext could have been the best thing will be priced much better..
There is no direct access for DHA 5 ext from any road from DHA 5 or DHA 6. There is no access road from even Askari 11 or Lahore ring road for DHA 5 ext. Only possible road that will give access or approach to DHA 5 ext is from Lidar Kamahan road from Badian road in village Lidar till to date.

Power outage Is not letting me complete the post so I will limit this post for now. Laptop battery is almost dead and I have to sleep too after a very busy day.

I agree with CMY. He is recommending to go for TWO phase 9 files as compared to ONE phase 5 ext file. In my opinion there is no doubt here when we r not comparing one phase 9 file with one phase 5 file. I think its better to invest at a time when the prices are at their lower best. Phase 5 extension is a good investment. But its price has already started rising.
