You suggested yesterday in your response to someone's question that prices of new balloted commercial plots of dha phase 8 CCA1 and CCA2 are being manipulated by certain brokers but you have not suggested this about the phase 6 commercial plots or phase 9 residential plots or all other freshly balloted plots! Could you please explain this? Why are the prices of only dha phase 8 cca1 and cca2 being manipulated ?

I was only asked for CCA phase 8 commercials so only that was mentioned.
People that booked plot of 5 marla want to hold these plots for long term and pay them fully in installments. There is no serious seller of DHA 9 5 marla on installment under 5 lacs. So gamblers cant play when there are not enough supply of sellers.
Gamblers are not willing to take chance in DHA6 because here they will need of 2.5 crore on transfer day as these plots have too be paid in full on transfer day.
There are no buyers for MB6 if it is not transferred in installments.
If DHA6 MB was available in installments its own could have been over 1 crore today.
The people can easily control prices of CCA 1 or CCA2 of DHA8 because those plots will be transferred with installment payments option and there are enough sellers willing to sell their plots and sign baina because seller know profit may decease or disappear soon. Any dealer can lock a deal of CCA 1 or CCA2 commercial plots by paying just 10 lacs baina and than dealer gets over a month to find a an actual buyer for his plot on biana . A large dealer could easily buy all available plots in market on biana of 10 lacs each with just one crore and than increase the rates of profit amount by a million or 2 on each plot. If prices fall from his buying price he loose only 10 lacs each un sold plot and he can just forget the deal or keep seller hanging until that deal sell the plot he have done a baina. It is more easier to find a buyer for 40 to 50 lacs and and rest in installments and very difficult these days to find a buyer who can pay 2.5 crore right away for MB phase 6 buyer. dealers can play games where more plots are available and less amount is needed for baina or initial payments.
