A Review- Commercial Plots Bahria Town Rawalpindi,

The activity in Bahria Town Rawalpindi/Islamabad Commercial Plots and Commercial Plazas has been in full swing for the last 2-3 years. Almost all major dealers have been fully involved/participating in the sale purchase of plots and booking of commercial units getting handsome advantages in return to their marketing tactics. Simultaneously Bahria Town had been regularly introducing new commercial areas to attract potential buyers on progressive rates prevailing in the market. Resultantly a number of various Commercial Areas and Points have been lined up in Bahria Town Rawalpindi, especially in Phase 7, Business Bay and Safri Valley/Homes. Phase 1-6 have very limited Commercial Areas with limited sale purchase activities.
Since sale/purchase in Bahria Commercials had been one of the largest avenue for the investors in Islamabad and Rawalpindi and abroad, which has seen record number of transactions, and also its presence was not visible on this important and well read and beneficial forum, therefore I thought to provide very essential details initially and reply to further questions to make the interested aware of activities taking place in Bahria Rawalpindi/Islamabad with the permission of CMY.
Bahria Town has following Commercial Areas/Avenues/Points which have been sold out by Bahria.
1. Bahria ExpressWay Safari 2 Commercial Complex.
2. River View Commercial Phase 7
3. Midway Commercial Phase 7
4. Mini Commercial Phase 7
5. Mini Commercial Extension Phase 7
6. Spring North Commercial Area
7. Business Bay Commercial Areas(DHAI)
8. Safari Homes Commercial Areas(LINEAR)
9. Safari Valley Commercial Areas(HUB)
10.Centre Point Commercial Japan Road
10.Rafi Block Commercial
11.Business Ave

The rate and popularity of above commercials differ from each other considering location, approach, current and future utilizations and of course the market trend set by the investors and dealers. Many of the investors including very expert builders and property dealers could not assess the worth of these areas and some of them are in real trouble especially in the HUB Commercials.
Some of these areas have proved to become the most expensive due to ground realities and have gained many folds. Lack of vision and limited information is leading new buyers/investors to select a wrong place mainly due to attractive advertising campaigns by the builders and dealers.
In the above review I have left out Phase 1-6 Commercials. Question can be asked by the interested one. Beside above the Commercials areas to be developed in Phase 8 and some of the Safari Valley are still to be floated by Bahria Town.
I must appreciate that Bahria Town has done excellently well in developing these commercials and few of these are humming with lot of Business activities and world famous Brands are being attracted in a fast speed.

What are prospects of RVC and when it is going to be developed fully for constructing palaza?

I have seen some plazas coming up near main road but perhaps, no power,water etc as yet?

What would be total rental and sale value built over 5 marla in RVC?

@Abdul Salam.

In phase 4 of Bahria Town Rawalpindi the main commercial block, other than a few shops at 2 to 3 locations, is beside the Theatre & Petrol Pump on Road A. Given the size of Phase 4 & the number of houses in this phase this commercial area seems to be insufficient.

Pl.advise.

1. Is there a possibility that Bahria will increase this commercial area or introduce a new commercial area in the vicinity of this area.

2. In Lahore LDA has allowed the conversion of residential plots to commercial plots in a number of colonies belonging to LDA & Privete Developers. If we look at the map of Phase 4 we can note that Residential Plots on both sides of road A (dual carrigeway) are best suitable for such a conversion. Such a conversion will neither spoil the beauty of this wonderfull development nor interfere with the peacefull living in residential areas. By doing so Bahria will meet a requirement & earn money as well by charging the difference between commercial & residential rates from the owners of plots allowed to be converted.

I am not aware of such a practice in Bahria Projects. Kindly advise your opinion. I also invite other visitors of this site to comment.

Dear Abdul Salam Sahib. You have very nicely elaborated the Commercial areas of Bahria Town Rwp of Phase 7 & 8. It shows your insight knowledge of the area. Though you have not introduce yourself yet I think you might be one of the leading investor, builder of Bahria Commercial.
I quote an extarct of your narration below:-

DHA Comm Avenue is probably a joint venture of DHA Islamabad and Bahria Town. What is the fair market price of 11 Installments paid 8 Marla Comm plot?

Brother Ali Khan! RVC is almost developed..services are also available. About 5 buildings are complete. Sale purchase is on low priority. You can build and wait to sell the shops or flats. Results are not encouraging. Must think twice to invest more in RVC.

@AG.....Converting main Blvd plots into commercial always remain an open choice with the builders as done by PWD Housing Scheme adjascent to Bahria. Till today there is no such news. BT is definitly aware of shortage of commercial plots in Phase 1-6 and thus has certain addition in phase 4..but it is just so so. However Bahria Business Centre will meet all the requirement which is located at the juncture of Phase 1,2, 3, 4 and 5.

Dear AH!....your opinion is valuable. This is the third time commercial plots of GT Road in DHAI 2 has been floated( previously Alghurair and then DHAI themselves had tried without any results). Now Alghurair/DHAI are selling these plots through property dealers offering them a very attractive and huge advantage....They have started promoting and will face no problem to sell to their investors. I will be able to give a complete run down of the Commercial activities on GT road some time later Inshallah.

Please post a factually correct update with your candid comments and a realistic assessment/future schedule on all blocks/projects with in DHA Valley. If possible kindly upload pictures as well.
DHA Commercial Ave has been ballotted without information to Members. No intimation to Members with maps etc sent to Members as yet.Why this Hush Hush....?

I am overseas pakistani. Want to buy a house in DHA Islamabad (Phase 2 or DHA Villas) or Bahria Rawalpindi (phase 1 to 6). Which is a better place to live for my family?
Which is safe investment as I will be living out of the country most of the times.
Also please let me know the procedure of transfer?

I am newbie to property stuff. And intended to buy a 10M plot in phase 8 ext. But I received mixed reviews about about bahria town. Can you please help me in making this decision. Specially, people are real concerned about legal transfer of land, or any other legality issue if Malik Riaz has been busted in future for some reason, or society declared as bankrupt or something else.
