1.Bahria Town management do complete the projects,but, in their own time not in time as promised while launching their projects.
2.The new members weep by paying the unscheduled/impromptu bills sent by Bahria town management in the form of price escalation charges.
3.The old members reconcile after lot of weeping and live in peace by paying heavy maintenance bills.
4.At the end of the day I came to know that I shall have no claim in the Government Revenue Department over the plot, as the Bahria Town Pvt Ltd owns the ownership of my plot in their record.

(1) Bahria Town complete projects in a more timely manner than any other developer. Projects do get delayed at times, but track record far better than other developers.
(2)At times, due to high inflation in Pakistan, escalation charges are added like the rest of the developers.
(3) The old members live very happily by paying a very reasonable maintenance fee for a world class quality living.
(4) At the end of the day, additionally I came to know that my plot or property is Qabza free and more secure than other plots owned and developed by govt. organizations. I own my property and have an option to register it with the govt. entity my property comes under by paying a fee at any time, but I choose not to do it and save my money, but many people do exercise the option at their will.

I invested in Bahria Phase 9 and based on my own experience here is the modus operandi of Bahria Pvt. Ltd...
1. Advertise and sell the unlimited number of plots in the new phase.
2. Development work delayed beyond promise period. In my case 7 year plus and no possession of plot yet.
3. Distress investors start selling their files at lower price than paid amount.
4. Bahria buys back the files at lower price than actual.
5. Investors who don't sell their file are offered by Bahria to transfer their plots to phase 8 by paying extra amount otherwise wait in vain for possession of plot in phase 9.
6. Its win-win for Bahria in either case. They buy back file at lower price than actual or they transfer the file to phase 8 with extra charges.
