Profit on 4 Marla Phase 8 Commercial New Ballot = 25 Lacs
Profit on 8 Marla Phase 8 Commercial New Ballot = 45 Lacs
Profit on 8 Marla Phase 6 Commercial MB New Ballot = 50 to 60 Lacs
Profit on 8 Marla Phase 6 Commercial FR New Ballot = 25 to 30 Lacs
Profit on 5 Mallra Phase 9 Residential New Ballot = 5.5 Lacs

DHA Phase 5 ext one kanal allocation files available at 28.50 lac.

DHA Phase 9 one kanal Allocation files are not avaiilbale in market. Only buyers in market.

FR plots have also 150 ft road, same as main boulevard. Don't you think profit is low in comparison to MB. Please comment.

General market norm in MB is that FR are almost half of facing front because of the simple reason that traffic flow is much less and people in commercial prefer that. By that count if facing MB is 220 to 230 lacs as mentioned by CMY above, FR should be almost half of this price, if the same market dynamics work here also. Furthermore, most of these plots are left so there are great chances that these will be offered in ballot around December 2011.

It is true that more Facing residential plots of 8 marla commercial could be offered in next time with DHA 5 ext ballot in Dec 2011. And there are chances they might be offered at lower price than current booking of 1.6 crore as there were only 7 persons who applied for 40 available plots. People dont believe much in FR commercial plots. One or two FR was applied by our website visitor. Other all FR 8 marla commercials were applied by a property dealer in DHA Lahore that is trying his best to sell his FR asap now before Dec 2011.

@ Observer,

Well DHA did't observe this market norm when they offered MB at 1.7 Cr & FR at 1.5 Cr, still both being at highly attractive prices with promising future.
This commercial area is separate & being at the end of Phase-6 Boulevard so traffic will be only one way, point being its a separate commercial block. One must visit to see this.

DHA won't be offering these plots until mid next year (at least) or perhaps later and will complete the remaining development. Asking price will be above 20 mil. DHA is not stupid to offer prime land at low cost, This is evident from the rates offered for plots in phase-1 to 6 in recent ballots.

Dear ali11. This is my assessment which could be wrong; however, I'll still like to retain my opinion. Based on the response of this ballot and when MB facing Phase 6 is available at 220 to 230, why would one buy FR even at 150 lacs and why would DHA after such a poor response in this ballot offer this at 200 lacs and facing MB, if ever at 170 lacs.

Regarding market dynamics, MB and FR premium difference is there in all phases from 1 to 8. Anyway, this is my opinion and anyone can disagree.

There were two reasons why people went for MB, first was the mere difference of Rs. 2 mil between MB & FR. Second the market was abuzz with MB, "go for MB only, its fortune!". Point being MB was offered at low price & installments. At the end unsuccessful applicants of MB plots, repented not applying for FR, especially those who applied in twice and thrice. Some unsuccessful were even dreaming if DHA would give them FR plot against their MB application instead & we saw the evidence at this site as well.

As mentioned this FR is quite different to FR in phase 1-8. Once can understand when visiting this area.

At the end your observation can be true or may be mine, Allah knows best.

Opinions differ most the time, trouble starts when one starts using the word "You". :)
