Comments on Floor Plan,

Dear all,

I want to have opinion on the draft floor plan (as attached) before I go to architect for finalizing the plan.

Some details:

1. The plot size is little more than 60x90.

2. It has two seprated portions, the upper portion is intended to be rented out.

3. Society rules regarding leaving space are following

10 ft front
8 ft back
5 ft from one side only.

Hope to receive some useful comments.

Please, don't waste your money on this plan.
Seek help of a good architect.

@Faisal.

Mirza Bhai is right. You must apend some time & money with some good architects & physically visit some of their designed houses before spending at least 10 million rupees on such a house to ensure that you do not regret your your decision.

This Plan is not very good. Lots of space is wasted in coridors etc. Every thing is so congested. 60x90 is an ideal size to build. Please change your Architect.

faisal i am little bit expert in map drawings. kindly tell me in which software is this map build? and can u provide with 3d image. if yes i can make corrections in Chief Architect.

All my services are free of cost because i am electrical engineer by profession and its my hobby to design homes

soo congested. walls, doors, rooms everywhere.... please do not go ahead with this design. You've made everything so congested and the rooms are then so small. You will spend majority of you time in the bedroom or lounge or walking in between. this area needs to be much more open concept if you take my opinion....

I suggest you visit an architect and have him show you homes he has built in the past in person. That way you can judge better. Things look much different on the ground than they look on paper.

Good thing you showed everyone this design and got input, it would be sad to see you spend so much money on this.

Thanks everyone for the inputs, Again having 4 bedrooms on the ground would create some sort of congestion. I believe that two of the rooms are still large size and that is acceptable to me. Again the lounge is where maximum time will be spent and that is fairly open. Of course I will approach the architect however before approaching architect , I want to have some ideas about the plan.

looks it has been conceived by a woman. Look at the kitchen size bigger than Dinning, Drawing, and even some bed rooms. I don't think its a good map. do what people advised, go to an architect.

This plan is made with a mindset of maximum rooms which is fine but make it less spacious and more complicated. This plan needs to be discussed with a propoer architect.

that's bad design,
1. kitchen size as mentioned by Ch. yousaf,
2. Round Stairs wasting a lot of space
3. toilet right at the entrance.
4. corridors easting a lot of space.
5. too many bathrooms & stores
6. why have seperate drawing & guest ???
7. if you want to play hide & seek within family, this one suits very well :)

kindly consult a proper architect and do not rely on him totally, your input & thinking can make the design ideal.

A house upto one kanal is suppose to be for a single family.
Single family needs are one-two rooms for children, one master room for the self and one guest room.
Minimum one kanal can have all above any smaller lot size will make house congested.
Cooling & Ventilation is important in warm regions, which can be achieved by force or naturally by design.
Forced ventilation and cooling would cost regularly.
There fore design has to be a fuse with the detailed engineering you would be choosing for your house.

IMO.. the biggest problem with your house is you are trying to build two independent portions and keep the look of a villa.. which is making every effort a crap.

If you really wish multiple independent portions than consider building apartment style building.

Last but not the least by laws of your housing also matter.

Thanks for everyone's inputs. The design will be tweaked based on the inputs. I consider that the number of bathrooms can be reduced. Also corridors spacing can be optimized.

@Mirza, appreciate if you can tell me more about what exactly is apartment styple building and how it is different then normal villa.
