Plot Purchase Procedure for NRPs in DHA,

I am planning to buy a plot in DHA Lahore. We are quite close in finalizing a deal in DHA Ph-3 around 10Million but seller wants to sell the plot as soon as possible. Since I am abroad and will reach Pakistan in the beginning of October, but seller can't wait until then.

I heard that it is possible to buy a plot even if you are not in Pakistan. I have never bought a plot myself in the past, so I have a few questions?

1. TOKEN: How much money should be given to dealer for token? What are the plot documents that should be seen at the time of token? Should dealer be one of the DHA registered dealers, what if he is not? Do I need some ashtaam for this payment?

2. BAYANA: I think it is the money paid to the seller when deal is finalized? What documents should be seen and how to verify their originality? How much is bayana amount usually in %? Do I need some ashtaam for this payment?


3. TRANSFER: How to transfer in my absence? What documents should be seen at the time of transfer? How to make sure that all dues for the plot are clear? Should seller be present in DHA office personally?

Please advise in detail as I don't want to lose my hard earned money in any scam. Thanks in advance.
