Updates on Non Construction charges for Bahria town sector C plots

I own a plot in sector c and paid all dues including development charges, but have not taken possession yet. Could someone updates please if there are any non-construction charges if possession is not taken.

I bought plots in sector C same like you. Now I have got a letter from bahria asking to pay Rs. 500/month till i take possession.

many thanks for your updates. So we have to pay RS. 500/month till we take possession. So what about if we take possession? Are there any charges after taking possession too and how much is the possession fee?

Also, what is a good option i.e. to take a possession or not.

Once you have the possession, then their will be no monthly fine for next 3 years. But if you do not construct your house in those 3 years, then after the completion of 3 years, monthly fine will be 2500 Rs/ month.

Option for taking the possession or not depends upon yourself, if you have bought the plot for investment purpose and you are wiling to sale it in next few months for whatever profit you get, then there is no need for the possession. But if you have planned to construct your home on the plot, then its better for you to get the possession.

Dears,

Some times Bahria Town issue a notice of Final Date of taking over possession of plots by allottees in a certain block or phase & they are obliged to do so. The non construction charges usually start after three years of that date. So pl,

1. Check if BT has announced any Taking Over Possession date for Sector "C" or Not. I believe they have.
2. Prepare to take Possession of your Plot by that date by paying the remaining dues/instalments, if any.
3. Pl. REMEMBER IT IS IN THE INTEREST OF ALLOTTEES TO TAKE POSSESSION OF THEIR PLOTS BECAUSE IT REMEVES THE POSSIBILITY OF RELOCATION OF THEIR PLOTS BY ANY SOCIETY FOR ANY REASON.

You are 100% right. Without possession BT can relocate your plot anywhere else.

About announcement for final date. If you have paid full amount including development charges then such dates dont apply on you.

Thanks to all of you for your detailed information.

However, I am a bit confused. I have just checked my payment statement against my plots and it states that possession charge of 130000 has been paid along with development charges. A total of 2460555 has been paid and no amount is remaining to be paid.

Now since I have paid possession charges, does this mean that I have a possession now or do i need to take any other action to take possession.

Aslam Bhai to take possession you need to apply in BT office in writing. It takes BT at least a fortnight to process your request. The best option is to visit Bahria Office in Bahria Orchids, apply for posession & get a tentative date to call them about the subject.

I took possession of 3 plots in BT Lahore about a year & haly ago. They are well organised & professional in their work.
