Please if you can comment on the attached plan which is draft only.

This is ground floor only of a corner plot of 61 x95 size. There will be no first floor ( may be in future) . Requirement is three bedrooms. With one additional guest bedroom which will be used very rarely ( that is why it is small). The north direction is from left to right. It is essential to keep 5 ft one side only and minimum 10 feet on front side only as per local laws.

You can see two staircases here.The plan is to have second unit on ist floor in future to be rented out.

Hope to have some useful comments before i go to the architect.

Dear Faisal,
I am also going through designing phase of my house construction. During the process i was advised by a friend to have three distinct portions of your house ie FORMAL, SEMI FORMAL & PRIVATE. In formal area its your Drawing ,Dinning & Guest bed. In Semi formal area its your Lounge & Kitchen and in Private area comes your Bed rooms.Kindly see it for yourself whether your design meets this requirement.

my observations:

Try to move the lounge in the centre of the house. Then practically your house will feel bigger, right now its congested Corridor with a & stairs are eating lots of space. You already have access to back yard through kitchen. Redesign & Combine both walls of bedrooms, it will save some bucks in construction. Why you need a guest bed in front of the house with private access & also bathroom in front of the house!!!! that's ugly.

Dear Sir,

It is not a good design because,

1. Lounge is used as an Entrance Lobby as well. This is the place where family spends most of their time. People in the Lounge should be left undisturbed.
2. Guest room should be part of DD area. Guest should be able to use the DD without compromising the privacy of the house. In this design guest will walk through the lounge to the DD.
3. A lot of space is wasted in corridores.

My advice for you is to hire some good firm of Architects & give them your requirements. In Pakistan Architects, really, are not expensive & they do a good job. This will help you not to regeret after investing millions of rupees on your house otherwise people will say "Penny Wise - Pound Foolish"

Dear very nice design.
Just one change which you may consider:

Recommended change:
Exchange Lounge area with (drawing/dinning) area, As you know most of the time family will be sitting in the lounge. and when the family is sitting in the lounge, they shall enjoy the beautiful view of the lawn with beautiful color flowers with green grass all the time.

Some good suggestion mention above. Also cosider of switching kitchen with Lounge. This way kitchen will have cross ventilation and will be attached with DD.

What's missing here is a lobby. You have direct entrance into the lounge, which is not a good idea for reasons already suggested above. Your bathroom sizes are also a bit on the smaller size for a house this size, at least 2 of the bedrooms should have bigger baths.
Also you have to pass through the dining room to go into the drawing room which is again not a good idea.

Faisal Bhai you have a big, nice, corner plot. Pl. consider building 2 nos. double story (Back to Back) units with DD, Lounge, Kitchen & one bedroom on the ground floor & 3 bedrooms, servant room & a pantry on the 1st. floor.
You can complete foundation for both units but complete only one unit leaving the other to be completed in future.
