If You have Plan in Mind and only want Map for presentation to LDA they will charge 5000, If you want also map for Construction [with slight modifications from LDA] they will cahrge 8 Lac.
If You want Map plus Pictures both exterior and interior they will Charge 25000
If You want all above with Model especially from some reputed Architect they will Charge 70000 to 100000
If You want supervision Plus all above then they will charge 2,3 Lac
And above all with material Management will cost you about 4 Lac.
Of course all is service or Labour so rates vary from 30% to 100% of above price based on reputation office etc.
Some society bound you to make map from their approved architect whaich are costiler Bahrai is one of them
LDA approval of Map takes some 60000 Legal fees and 5 to 10 extra charges.
Once you approve map you are bound to make house in 3 ys. other wise approval is lost.
If You already started Construction and increased 3 years then from LDA/DHA governed societies LDA/DHA takes Penalty.
After Completion of House you are bound to take Completion certificate in which an officer from LDA comes to your house and inspects that all construction was according to approved map, If he finds some violations then he will charge Fine, Once your House is Complete, Then you are not allowed to do any major modification without permission.
