Last year I Bought a house in that area after one year search I can tell You
there are only few plots in that area one I know was in C Block near Market and demand was 60 Lac Final, The same party was also having a renovated house on next plot they were asking 80 Lac for that, Initially they wanted to sell both in 1.5 Cror, so later price was reduced on Bargain.
Another single story house to be demolished [total Malba] was in C Block facing park, But this park is not well maintained you can consider it negative Point as there is no safety or privacy I will Consider it a very bad location as all the days Boys were Playing Cricket park was not maintained. This house was available in 62 Lac Final. I calculated demolition Cost. People told that Kabari come and buy all malba from you in 50 to 60K and demolish themselves.
On Other Locations people had been asking for Plot 7 Lac per Merla But i did not pay attention to that.
In between I saw about 12 houses ranging from 75 to 95, Mostly houses were 15 ys old and Thekedar Built, You could live after some renovation but structures were weak and mostly has leveled with road.
But Fortunately I encountered an owner Built and well maintained double story 4 bed house on very good location , the elevation was not preppy. I Could Finalize in only 72 Lac.
Now Price should have increased only 4 to 5 Lac as compared to last year.
If you show a bit of patience you can easily hunt a good house in 75 to 80 Lac. where as plot will be available in minimum 65 t0 60 Lac. I am sure you will like to have a well built building in Just adding 10 to 15 Lac to plot price. |
