construction of basement,

Dear friends
i have one Kanal plot in bahria-4 Rawalpindi.This plot is around six feet lower than road level.I have no choice except to add basement.Recomendations/suggestions from the well wishers of the forum are requested.Please do add merits/demerits and precautions if basement is constructed.

From my personal experience, I think that if basement is properly designed, well ventilated & properly constructed with good drainage arrangement,there is no harm in going for that.Cost will of course be higher because of construction of retaining walls & waterproofing/damp proofing etc. Advantage is that you get an additional storey & still keep the building height within limits. In your case you will not have to carry out much excavation.

One of the important precautions while constructing a basement is water & damp proofing. In my experience, hot bituman coating with 6 mil polythene sheets will work in combination with a porous PVC or cement pipe drain at the lowest level of the retaining wall. Make sure that porous foundation drain is provided on all sides. To darin the area around retaing wall, fill area around retaing wall upto 2 feet wide with a mixture of crush/stone and sand above foundation drain.

@Jameel Malik.

1. I also own a 1 Kanal plot on road "A" of BT Rawalpindi Phase 4.
2. Most of the houses build in the vicinity of my plot have full (big) basements. This proves that building of basement is good & popular among the people.
3. Advice of our brother Architect SA is very important. So keep it in mind while building your house.
4. I am not an expert but have found many people complaining of problems to drain the water from basement due to load shedding/failure of generators.
5. I suggest that you do not build any facility in the basement which uses water for example Toilets or Kitchen etc. Use your basement as DD, Games room/Theatre, Workout (excersise), Store etc.
You can build Powder (Guest Toilet)close to the stairs leading to basement.
6. However you will have to have a standby genrator irrespective of what you build in the basement.

one Kanak house is already big enough and there is no need to construct a beasement. it is not constuction only but to manage it also. furthet if you have made you mind that all of your kids can have portion each. none of the kids ,brithers or sisters live togather and if you your self is not living with you brother sisters do not expect from kids.

Just construct an average house and spend rest of the money on education of your kuds, may Allah help and guide you better.

Dear all:In Bahria mostly plots are in land filled areas.Due to this people are constructing basement. 6 feet depression is not issue in Bahria. In 70 % plots u have to dig 5 to 10 after land test report.
I recomend u not to construct basement & construct 2 story house.
Purchase plot from remaining amount for investmemt purpose.
