CMY Sahib,
I have a IK plot in Phase 6 G block that I want to sell and buy a 1K in Phase 8, either T or W block. Do you think it is good decision? Thanks

yes i think to sell ur phase 6 plot becoz i think phase 6 is at its peak now for 2 years however phase 8 prices will see up trend as development is about to start

We at Lahore Real Estate do recommend you to go ahead with this move as now DHA 8 price have more room to grow than DHA 6 plots price.

Difficult to comment until one knows the exact number of your plot in G block, but for the sake of discussion, let's assume you have an average location plot in G block and wants to buy an average location plot in T or W of phase 8. G block plot will sell in mid 70's lacs and T and W block will cost you mid 60's. Let's assume the difference to be 10 lacs. Making this switch will cost you around 2.5 lacs in charges and commissions.

From what it seems, it will not be a good decision as per my recommendation. G block is developed and houses are built on it and T and W in phase 8 are on papers. There is a minimum of 5 years advantage on development side with G block and don't underestimate the value of development. There will be people who will tell you that rates in T and W will grow faster than G block in short term but I don't agree to that. May be in the long term, T and W may be higher than G in phase 6 but as of now, I expect more gains in G than T and W. With the way cost of construction going up, people have realized that they should start their house sooner rather than later.
