Recently DHA-8 was sold out @ 55 lacks on installment and I believe DHA-9 will also be close to this price. If we consider DHA-9 is going to ballot by the end of this year and price of 1k will remain same as DHA-8 or close to it.
Being in business DHA should have purchase all the files from current market at 18.5 Lacks and later sale them on instilment at 40 lacks with out development charges, and DHA can make 100 % profit on this buy.
Now when they are not doing so mean
DHA does not do this type of cheeky business
OR DHA-9 price will not be as high as DHA-8 was
OR the ballot of DHA-9 is not as close by.

2nd & 3rd option both stands. The reason, DHA-7 development not complete yet. DHA-8 development due, DHA Town development due, ParkView & Phase-5 development to be due end this year.
If they ballot DHA-9, they will be under pressure to develop it. No way DHA-9 is going to be balloted soon. |

Honestly, if you visit these areas physically. You can calculate approx the following.
1. DHA 5 will fully papulated in Next 5-7 years
2. DHA 6 in next 3-7 years
3. DHA 7 in next 5-8 years
4. DHA 8 in next 4-9 years
5. DHA 9 in next 9-15 years
Here I'm not conern about the prices. What ever the prices are or will be. |

The belloting of phase 9/10 will not take place before 5 years. |

5 years is a long call. After balloting phase-5 ext & PV, DHA will come under pressure to ballot DHA-9 . My wild wild guess is mid or end 2013. Also after balloting phase-5 ext & PV, DHA-9 will rise as this would be the only cheap investment available in DHA, rest may have already crossed 35 lacs mark. |
