We should be tolerant.People despite their best intentions may somewhat limited in their ability to communicate.I suggest we should help and educate them instead of outright abusing or talking them down.

It hurts me when people use offensive language when it can be done without it.

Dear Farhan Sahib,

Please explain if there is any non-refundable deposit. I am planning to book 2 plots but as far my understanding, Upon booking one have to pay RS.75,000 for 5 Marla and he will definitely get one plot.

Please confirm if that is true?

Dear Rana, I think what you are trying to say is "fertile" so it's neither furtile nor futile. Though I would disagree with you because his imagination is completely negative.

I think "me" has a very legitimate question, I mean if he's gonna give Mr. CMY some commission, what is he getting in return. At the end it is a business deal/ transaction.

Please change your attitudes a bit or else we'll just be a nation dreaming of competing with India and complaining to US. If all else fails, just try to have some self-respect and treat others as you'd like to be treated.

CMY and company is not making any profit from buyers in this transaction. I am positive that they must have some incentives from the builders and which is understandable, after all everyone is OK to make legitimate money.

in my personal view this is a good scheme but is not for everyone to jump in. It will be a good investment for people who have limited amount of cash at this point. People who can spare 1.5 millions or more, they should be able to find much better options in the market.

By the way, someone likes it or not, the original questions asked in this post remain valid. everyone has a right to try bargain in a business transaction. if you ask, you may or may not get the benefits you asked but if you dont, you will not get anything for sure.

Regarding spell mistakes, i have a suggestion.... pls download WORDWEB dictionary from the link below or search it on www.download.com.

sir dont be angry, i booked a plot in islamabad , one of the estate dealer give me two benefits, (I)and (2).they give us 5% rebate on the advance partial payment and advance amount non refundable adjusted in down payment, hope u understand and happy

quite harsh comments.

Sometimes, agents do offer concessions, e.g. my friend wanted a 5 marla plot in Park view villa & they are asking 1.2 million & some other agents were also offering high prices, i booked thru CMY in 1.1 mil.

LRE guys have said that IF you want to book here book through LRE, and there will be no extra cost to you. What you will get in return is backup support in future and regular updates? One major support you are already getting is this discussion forum and website. Asking petty things like "non refundable 5000/ = in to refundable" is very cheap (you might as well ask for other things I mentioned above). That is not an indication of poorness. That is an indication of cheap & poor mentality and with this kind of mentality sooner or later he will lose more than gain, if not here may be somewhere else.

No genuine builder will do these kind of concessions like turning non refundable 5,000 to refundable. If they do you should run away with your money. If "me" or someone else got that kind of concession there must have been some other catches, and there must have been more concession they could not avail and definitely many extra costs or compromises they did not know. LRE gets commission from builders but does give you their support in retrun.

I am sure if you book directly where you could have booked through LRE at not extra cost to you, you discourage CMY from doing any querries to the developers on your behalf and get any support from LRE in the future regarding that booking. If he still helps you that is his greatness and I salute him for that.

That said, I think you should re evaluate your decision to buy rather than looking for very cheap concessions. You are undertaking a liability and responsibility. LRE or CMY have offered this project as registered dealers and I don't think they are very enthusiastic about everyone to jump in and buy it. It is not an ideal project for everyone. They have said do your own research. The developers have a history of good and bad projects. It may only be suitable for people who have no lump sum cash and have no other option but to buy on installment. And IF you have to buy here OR want to buy here then make your choice of buying directly or through LRE at no extra cost to you.

BTW, I am strongly against these kind of bookings (as apart from some needy people, most people just gamble in such projects to hopefully sell on an own/premium in near future). BUT if I had to book, I would book through LRE.

I think where possible one should raise his/her budget and buy an on ground plot (e.g. in that part of Elite Town phase 1 which is developed, and is close to this project keeping in mind however the development is third class, but it is on ground and not too expensive for cost of the land there).

@ me if you want to bargain something directly call CMY or LRE representative, naturally they have some margin if they want they will give you discount but these things are not discussed in open forum nor any agent can commit, as Price is fixed by developers and all agents, any person openly doing violation can lose dealership.
If location price and payment plan suits you this can be best approach
