Salam o alikeum, I have 2 questions please someone knowledgeable answer (many thanks)

1. Exact covered area for a 10 marla plot in bahria town rawalpindi, with double story and a room on top, total of 5 bed (1 ground floor, 3 1st floor, 1 on top)

2. When plot is said to be "ready for development" what does it means ? or if there is one plot that is NOT "ready for development" what things a plot buyer need to do to have it ready for development.

Pl. note

1. FAR (Floor Area Ratio) = Total Covered Area/Plot Area.
2. FAR value is decided by the requirements of Building Bylaws for mandatory open spaces decided by the concerned authorities.
3. As per Bahria Town Building Bylaws values of FAR for 2 Kanal, 1 Kanal, 10 Marlas & 8/7/5 Marlas plots are 1.3, 1.4, 1.5 & 1.6 respectively.
3. From item no. 1 above

Total Covered (Permisable) Area = FAR x Plot Area.

So for 10 Marla Plot Total Covered Area (Permisable) = 10x225x1.5
= 3375 Sq.ft.
4. As per BT Building Bylaws only mumty of specified size, depending upon the plot size, is allowed on the roof. You can not construct a bed room there.
5. "A ready for construction" plot is one where basic infrastructure (Roads,Sewerage,Water Supply,Power Supply etc) works have been completed)& plot owners have nothing to do with these works.
