@Khan, thank u very much Khan sahib, i m living abroad, have no such experience or knowledge, some one told that it is not advisable in rainy season and finally i want to plan my vacation accordingly, this is why i asked help, advice from the forum ppl. Regards

Around Eid nothing much gets done because laborers leave for their villages. Other than that I do not know if there is a particular construction season in Lahore. Winters are still mild and work gets done. Similarly in Ramadan workers still work. Possible concern is the harvest season, when once again the laborers head to their villages to work the fields. Other than this, your finance pretty much controls the work.

The construction should be planned & started at a time that the structure is completed when the Summer has already set in & there is no fog. During the construction of my house in Bahria Town Lahore we had to wait at least two months to let the interior of house dry which was wet due to fog before starting plaster works.

Other things like Eid, Ramadan, Harvesting etc do, at least once, come during the construction period. So we have to live withem.

The construction of house has a time span, no matter when you start, all of these situations will crop up. The major problem is to tie up materials. Bricks and sand get expensive in rainy season. Cement & Steel prices are not dependent on weather or season.The hardest part which should be be your top problem: Get a good contractor, has good payment stages related to the level of construction and the most to have a good supervision and financial control.Relatives, if trusted with money are usually problematic, unless it is your father/wife.Be very closely involved in payments and expenses.Things get very much out of hand .Buy/settle the rates of most of the items.

And finally don't get stressed. House construction is a stressful job.

Also Did you hire external architect or used Bahria's design department for drawing map of house? What do you suggest about BT's design dept.?

I am getting frustrated due to leakages from water pipe lines which is badly spoiling room walls.

What the best can be done now and precautions for future as my kids are building another house?

Mr.Owais: Apparently you had more than one plumbing contractor.If it was one it was a bad selection. There is no simple solution. You will have to dig the water or drainage pipes to find the leakage and repair them. For future construction as you lay the pipes and before you bury them in plaster or earth, leakage should be checked under pressure.

Thats all Iknow about water leakages

I am planning to start my 10 Marla house construction soon after Eid holidays in BT Lahore Overseas A. I have already finished the house drawings, passed it from BT office, applied and paid for utility connections as well. All this work is done by a friend who is also in this business of construction. Dear Owais

It may sound funny but, in my opinion, if the leakage is at numerous places & frequent Discard the existing concealed water piping & replace it with surface piping because repeated leakage is not only a nuicense but allso very dangerous for the structure of the house. In some places it may go un noticed which is very dangerous. These days beautiful surface piping systems are available. In the long run this will prove to be cheaper than rectifying the existing concealed piping system again & again. It will also eliminate the dampness in your house & the need to paint your house frequently.
However pl. note I am not a Civil/Structure Engineer & hope some experts will spare their precious time to advise.
