Is 4 Marla commercial plot is good for investment in RP Housing Scheme Islamabad E-16 Zone 2.

It is on instalments for 3 years and price is 15 lakh without development charges.

It can give very good return after 5 years once the new airpot functional and some more development will completed.

I read this Airport hype so often on this site. I would like to ask the experts how much can an airport contribute in elevating the price of a locality? What are the prices currently around the existing airport in Chaklala and how much does it have to do with the Airport? Why are prices in F sectors so high without an airport?

Experts like Mian Nadeem are especially requested to comment.

i will disagree with Mian Nadeem. Yes there is new airport hype in the market and it will increase day after day because airport is under construction. 2 years back there was land 1 lakh per kanal near airport and now it is 4 to 7 lac per kanal. Price will increase day by day. Price of societies depends upon the development and construction. New airport is plus point.

I would agree with Mian Nadeem

Where is day by day development? There is no development at all in the announced societies on Fateh Jang road. Airport will take decades to complete.

From 10 years I have been seeing the main entrance gate of one of the societies being built and still it not complete?

It is now more than 20 years since air force housing started and AWT as well but still far away to get the house and occupants?

The area is nice and will develop but a lot of wait is needed there

I think Nabeel Bhai is saying about raw land. In Housing societies Near Fateh Jang & New airport 6 to 10 lekh per Kanal land was sold during 2002 to 2005.It is evident from current rates in these societies that New Airport issue was hyped.
People will consider these schemes when all Zone-II CDA approved sectors will populated.

Sir, Airport say kiyah farq perta hay, airport pay kitna staff hota hay jo rent pay ghar lay lay gaa.

Swaya shour kay or kuch nai hay, lakan, zone 2 acha kuen kay 2 cities kay beech main hay, wah or islamabad kay

Thank you Mian Nadeem bhai for the detailed analysis. You assessment seems to be very correct. Future increase in worth of Zone 2 will be based on its own quality of development and upon its connectivity with zone 1.

This is very much like Chaklala Scheme 1 & 3 which are expensive due to being Army schemes and because of being close to GHQ where many of its residents work or have worked in their past. The contribution of Chaklala Airport is limited to providing a wide Airport Road which connects Chaklala Schemes to Islamabad Express Way and Saddar.

omg guys i am shocked that when one person talks about airport everyone just consider a aeroplane and a runway ,,,
let me make it clear that ,,,new airport is going to be the one of the most biggest airports in Asia...
according to Japanese engineers it is going to be one of the most beautiful airport of Asia..
in this airport there are separate places for hotels , commercial centres , entertainment zone,parks ,big parking etc etc...it is the first Greenland airport of Pakistan,,,dont under estimate it.

it will surely effect the prices in zone-2
most effected sector will be
i-17,16,15,14
g-13,14,15
f-15,16,17

the places which were near old airport were not developed upto the standards thats why unka rate itna nhe increase hua...
air port means developments ,big roads , shoping centers ,VIP movements....example of Islamabad highway is infront of u.

if i show you the latest map of new roads. You guys will go crazy. Unfortunately current government is lazy but this place ultimately become hot zone or should i say it is already in the hot zone now. Land is Out of reach of common man. Societies in zone 2 are going out of reach soon. when i say zone 2, means till motorway G-15, F-15, E-16, F-17, D-17, B-17. after motorway go for land not for societies other than PAF and PECHS. Future road connectivity is very close to PAF.

Dear Nabeel

The plan of the airport is very attractive but where is the money to build it in near future?
There is no doubt that this part of the Islamabad could never be neglected but the way the Pakistan picture is being projected, the economy is going slump!
There will be no money to pay the salaries to Govt. Employees, who will bother to complete the airport in scheduled time. By the time , the airport would near its completion, there would no PIA to operate on the airport, as people would again give votes to PPP and then PPP will be even more aggressive to loot the country and drain the resources due to their stupid way of running the state!

I hope I am wrong here but things are written on the wall

abhe PIA kon sa important role play kar rhe hai ,,but u can see all the airports in Pakistan are in running condition ...

besides PIA there are alot more airlines like emirates,, Qatar,shaheen,air blue, Swiss etc etc in say jitne income hai na woh PIA kay proft se 3 times zaida hai .....
