Assalam-o-alaikum, for the benefit of everybody, here is the factual position. I have myself done down payment for a 10 M plot in Topaz block. Later, thnaks to Aleem Khan, I found out this block is mortgaged with LDA (this is clearly indicated on the approved map on LDA website Directorates -> Metropolitan Planning Wing -> Approved Housing Schemes -> River Edge). I have visited LDA and verified this fact. According to LDA, society has committed fraud by selling mortgaged plots. As for the buyers, their house plan (map) will not be approved by LDA and if they start construction they will be responsible for any consequences. I spoke to the society management and surely they do not have any evidence to show these plots have been released. They told me to submit my house plan to them and they will allow me to start construction. They also say that the map's approval by the LDA is their headache and LDA will not disturb the buyer. As of yesterday, there are two houses under construction, I spoke to one of the owners and he confirmed that his map has not been approved by LDA, however, society has taken the responsibility of getting it approved from LDA. These are all the facts and here is my opinion being a buyer/victim myself. Those who have purchased plots and are planning to start construction should keep pushing the society management to get their mortgage released. They should at least take society's stance in writing on legal paper before starting construction to safeguard their risk. The aspiring buyers should think twice and keep all these facts in consideration before taking a final decision. |
