Dear all.
I want to take some advise about DHA phase 9 kanal file purchase, one month back i went to some dealer here in DHA to purchase file, but at that time he advice me not to purchase now because it will develope after 10 yeras and after eid prise will come back to its actual rate (15 lac), so i stoped.
But now every day its rate is increasing please guide me should i buy it now at 22 lac or i should wait for more months. Please advise me why its gowing up and what to do now.

Instead of purchasing a file,better go for some on ground plot in any growing society like 10 Marla plot in Bahria C. |

Dear Majid, I am affraid You have missed the oppertunity and price is no way gioing to get down to 15 lac again but for sure it can go further high from here.
CMY Bhai repeatedly advised at the right time to go for DHA-9 as it is safe and most returning investment but you listened an ordinary property agent. If you have time and have money to invest still there is nothing better then DHA-9
why to buy a 1/2 area plot in an ordinary society while you can buy IK plot in DHA Lahore and there is nothing like DHA.
Very soon 1K plot is DHA on as low as DHA-9 will be a dream. |

10 Marla Bahria Sector C is better if you want to make home immediately. As an investment instrument it has already grown a lot and further growth on residential plots will be there but very slow from this point on just like matured phases of other housing schemes including DHA.
DHA 9 has a lot more room and potential to grow and it is better investment instrument for better percentage wise return on investment (ROI), that is worry free and in the safest housing scheme in Pakistan, not at all prone to personalities. Bahria Town is great but DHA is a far more sound and safe institution (far greater than BT as an institution) with a steady history of 40 years with little surprises and vulnerabilities. The BT king has very few clothes on. Read more in the less said. |

Interesting debate above. well I am not an expert but in my view one has to see first what is his objective. Yes for investment DHA-9 looks far better than Bahria but for immediate construction ????.
Anyway my question is how much rise in price of DHA-9 files is expected in sya next 2-3 months? Any safe guess or forcast by any property Guru like CMY. |

DO NOT invest in DHA 9 for just 2-3 months. Rather never think of any real estate investment in the time frame of such a short period. It is not even worthwhile to pay the transaction costs.
Also do not be concerned about sharp rises or declines. That is short term volatility called noise. The general trend is steadily upward regardless of noise (short term spikes or dips). |

No one can tell for very short term time span of 2-3 months. But it is expected to cross 30 Lakh some time in next 12 to 18 months. |

Dha admin is focusing on development of phase 9. Previously there was supply of new files which has dried out in recent months. That was the only pressure on price. In my opinion it will be above 30 lacs in 2-3 months and above 40 lacs after 1 year. Town planning is done for a, b, c, d and other blocks and if Dha decide they can do ballot of phase 9 tomorrow. |
