Dear forum members. Plz if someone can guide me how the construction rates are calculated for a single storey and double storey house. The area (length X breadth) remains the same for a single or double storey house. For example if a construction company is offering a rate if 1500 and plot size is 30 X 80, what will be cost of single storey and what if it is double storey. Thanks

Construction Rates are calculated on total construction area which is Roof Area and not plot area.For example in ten Marla house usually construction area of roof is about 1775 square feet on first storey and about 1500 sqare feet on second storey.It means if the house is one storey the total cost of construction shall be 1775 x 1500=Rs 2662500 and if the house is two storey the cost of total construction area shall be 3275x1500=Rs 4912500.I hope you iwll be able to understand>I am civil Engineer and can answer any question on my e mail which is |

Length of plot X Width of Plot = Total plot area... By authorities you are allowed to cover 65% area for Ground Floor and 75% of Ground Floor can be covered in First Floor. For Example...
1 kanal plot = 90 x 50 = 4500 (Plot Area)
65% of 4500 = 2925 (Ground Floor)
75% of 2925 = 2193 (First Floor)
Total Area = 5118 appx covered area for 1 Kanal
This area may vary design to design and society to society but variation will be for max 200~300 SFT |
