I have booked a 5 Marla Plot in Sector D Bahria Town Lahore. I have paid Down Payment and 1st Installment of Plot. 2nd Installment is in my hand.
One of my friend has purchased a 5 Marla Single Storey House in Punjab Government Employee Housing Society Mohlanwal at the cost of 2000,000/- rupees.
He suggested me to sell my Sector D Bahria Town Lahore plot and manage 6 to 7 Lac. He advised me to take 14 to 15 Lac Home loan of 4 years installments from Meezan Bank through their islamic banking. Both of above amount will become 20 to 22 Lac. He then told me to purchase a 5 marla Single Storey House in Punjab Government Employee Housing Scheme.
I am a government officer getting Housing subsidy of around 13,000/-. I am living on rent in Johar Town and paying that amount for rent to house owner. I do not have my own house in Lahore. Our employer only give housing subsidy for Lahore. So some of my colleagues having their own house in Lahore are also getting around 13000/-. But it is going in their own pockets. It is an extra benefit to them having their own homes in lahore.
1st option is that If i wait for the maturity of Sector D Plot and after 2 or 3 Years i will be able to built house then construction cost will rise too much. In this case i have to sacrifice my housing subsidy for the period of almost 3 to 4 Years and i have to live on rent. In this case i will lost 7 to 8 lacs of my Housing subsidy.
2nd option is that i sell my sector D plot and manage 6 to 7 Lacs and take a Bank home loan of remaining 14 to 15 Lac. Then Buy house now in Punjab Government Employee Housing Society and in this case i will get my housing subsidy in my pocket.and from this money and some from my Salary i will be able to pay 48 months installments.
I need Guidance and advise.

In your circumstances go for PGECHS instead of Bahria town
