Dear property gurus,
I working in KSA, Riyadh and planning to buy a 1 Kanal plot in DHA phase 2, Islamabad. I have few queries and need some expert views on these,
1. Which Sector is better in DHA 2 (A,B,C, etc.)?
2. What is recent price range of 1 kanal plot there?
3. Last but not the least why prices in DHA2 have fallen drastically over the past few years and will this trend continue in future too?

Go for heighted and sun facing plot in any sector and will cost you around 50 to 55 lac and corner plots around 55 to 60 lac.
Prices will not go down further rather staying consistant in last 3 years. Cheers |

In DHA-2, filling is a serious problem!
Go for the old and experienced property agents who are there n the market when DHA-2 started and they have been witnessing since then.
The filled plot will cost you a fortune to make it proper for building house! |

I think plot direction as under, priority wise :
1- North facing
2- South facing
3- Sun facing
4- West facing
But you have recommended sun facing plot,please correct me as I am in a process of buying plot

South facing plots are considered the best.

Well not much difference in Sun facing and South facing, both are almost the same. My point was don't go for North facing plots. Reasons is bad ventilation and no sun for your front lawn. |

Thank you for the kind advice. I have a budget of 30-35 lac and have to decide between sector D of DHA-2 and DHA2 -Ext(EX-commoners Town). Please advise in this regard whether its better to buy the plot located in sector D along the boundry (street 6,7 etc.) or to buy plot in extention (sector BC). Price wise they are almost same and within my budget. My objective is to keep the plot for next 3-5 years for investment purpose. |

Keep in mind plot non-utilization charges in DHA-2 are 10,000RS per year and sector D is on low ground. If you wana build home, go for 10 marla heighted plot in any good sector otherwise investment in extension is better option. |
