Can someone explain why DHA floats files one decade (10 years ) before the actual start of development work. I don’t see any solid reason apart from the fact that they earn profit on transfer fees. After this it takes another 5-7 years to complete the development work.
Moreover the file prices in DHA are always controlled by the “middle men”. They float the news of early balloting and sell the files on high prices.
My guess is that buying files / plots in DHA gives benefit only to these people who buy the property on Bianaa and sell it on a profit of 0.5 to 4 lacs of profit in few days. True buyers who transfer the property in their own name very rarely get profit. Transfer charges are very high and adding the dealer commission and other things cost to ( for example in phase 5 ext.) around 2.35 lacs. This amount will be recovered in how much time.
