Dear experts,

I am planning to purchase 5 marla residential plot in Bahria Town Lahore for investment purposes. I do not intend to construct a house on this plot.
Can somebody please guide me whether BT management imposes any charges for not constructing house on a ready plot? Is it worth investing in this area. My planned investment is for a period of around 5 years.

Your comments shall be appreciated.

BT Non Construction chages start after 3 years from the of possession of the plot.

Dear AG, your advice is always wise and usefull to the members but in BT there are security charges of the plot even before you apply possesion. I'm, currently, paying 500/month for a ten marla plot and I have to continue paying till I apply possesion. Three years after possesion, no charges but after that 2500/month even I do not build house! If you have any different information please do share!

Let us be realistic & face the truth. Given the presence of Qabza Groups & other factors prevailing in our society I think it is a blessing to pay Bahria @ PRs.500/- per month to safeguard your plot worth tens of millions of Pak. Rs.
I have my house, two residential plots & a 5 marla commercial plot in BT Lahore. I live in UAE & can afford to live in peace by just paying small amount for their security.
I admit that I am not capable of getting my plot/house back if occupied by a Qabza Group & believe most of the members of this forum are like me.
I appologise for being a bit bold.

AG Sb, If ones plot is not in a well know society, yes, you are right, one must pay this money but we are talking about BT... Is it possible even there... can someone capture your plot with out having any record with the society........... Society has no credibility!
