Can any body comments on the subject scheme, if it is safe to invest.??

I am an oversease Pakistani now a days it is very easy to misguaid us due to lack of knowledge.

Some experts/Honest property edvisors from Islamabad are requested to guaid the people.

Now a days its very hot issue all over due to advertizments on tv and news papers by RP Housing Scheme all over.

What i know this scheme launched about 4 years back and till not developed fully and whole map is changed. But this info what i get from internet only.

Detailed and brief reply from people is highly demanded.

Roshan Pakistan does have NOC from CDA (capital development authority).

However, if you look in to their fine print, advertised price covers only cost of land. Good news is that you will be paying this in installments. Bad news is this that you will be slapped with development charges in future. Now if economy was good and real-estate market was moving it wouldn't be much problem.

According to CDA regulations they cannot ask for new charges without CDA's approval. But this is Pakaland and everything is pretty much possible here.

@Canada: you are right this is the same scheme that was advertised few years back. Land terrain is uneven. There is some development made but very slow. They are spending tons of money on advertisement which is unbelievable.

If you ask me to put my money in Roshan Pakistan i would be looking for some better option.

Rawalpindi Housing Scheme launched in 1986 and not 4 years back They have come forward with new name Correct me if I am wrong.

Now you can calculate what momentum of development they are carring ?

Any body aware about the change in map of roshan pakistan.

Is this scheme good for 10 years investment. right now rp sales 11 marla plot at 1360000+development charges(which are must be more than 400000, so after 10 years where this price for 11 marla will stands.

Please give honest reply as i am willing to buy one for my kids.

I live in Islamabad, visited the site last week. They have put a number of small flags besides the kaccha road leading to their site office. Development is done only on a a few streets. They have installed a few street lights on (to be) main road which they lit with generated power supply for a few hours in the night.
Site is quite far away from Rawalpindi & Islamabad. My safe guess is that this is a good long term investment oppurtunity for minimum 10 years. The land will not be suitable for construction of a house and living before around 10 years from now.
