Is it Ideal Time to buy DHA-9 1K file ?,

The below are today's rates for 5 marla and 10 marla newly balloted plots in DHA-9

DHA Phase 9 5 marla newly balloted Installment plots sellers at 17 lacs (10 lacs plus 7 lacs Profit)

DHA Phase 9 10 marla newly balloted Installment plots sellers at 34 lacs (25 lacs plus 9 lacs Profit)

Now if 1K file is availble in 22.10 lacs don't you think it is ideal time to buy / invest in DHA-9.

Difficult to decide to buy DHA 9 one kanal file at 22.10 lakhs. There are two main camparative advantages in newly balloted 5 & 10 Marla plots . One that you have plot numbers on the map meaning development work has either started or will be started soon. Secondly the 50% payment of newly balloted plots is to be made in nextn3 years whereas for DHA 9 one kanal file the full payment is to made upfront. However, if ballot of DHA 9 one kanal plot is conducted soon then it is really a good buy at 22.10 lakhs.

Both are good investment options and I have divided my investment amongst these options. I visited DHA Town yesterday and the development work has started. The building for Director Development Phase 9 and another set of offices for FWO are underconstruction. There were two machines working on the development of the main road and you might be able to see the main road ready in the next 6 months.
The DHA Town plots will be ready in 2 years and after possesstion you could expect the rates to be higher than 5 marala plots in Phase-8 of DHA as they are currently at 22 lacs. This is because plots in Phse 8 will take another 5 years to be developed after DHA Town is ready.
DHA Phase 9 1-kanal files are long-term investments and you could expect plots ready in 10-12 years. I feel they are undervalued and the price should reach 25 lacs in next 3-6 months and than probably stagnate for a while.

The fair amount of info available here is more than sufficient to decide, still if you can't, then its not OK for you.
