Imran Khan (Property Impact), and Phae 6 B Block,

Hi All-

A) What are the realistic chances of IMRAN KHAN becoming the next Prime Minister of Pakistan and what would be the impact on real estate prices? In my opinion, he makes a lot of sense and would bring peace and propserity to Pakistan. Others please comment.

B) How is the development work going in Phase 6 B Block. How many estimated houses built already and have families moved in?

Things that Imran Khan believes and talk about will directly help boost the foreign investment in Pakistan. At least temporarily that can help real estate market. But than again big investor like Bahria town and others will make money because they are way more organized than ever before.

Also Imran Khan already said that he will computerize all the land records in Pakistan. If that happens i think all the black money will be out in the open and prices will drop a bit more.

Next step will be change in taxation system. Property taxes will be redefined all over and it is quite possible that he will impose profit gain taxes just like USA has one in place. Means next time when you sale your property and make some profit that profit will be taxable. Which will be very bad for traditional investors.

Right now we have strictly traditional mom-n-pop kind of real estate market. However it is very expected to take a turn in future if Imran Khan gets elected. Pakistan real-estate market is long overdue for a positive change. I think home ownership is very noble cause and every Pakistani should be able to afford it. Unfortunately traditional investors are still stuck in the old time mentality of buying a plot and then selling it for more money. Well those days are long gone when you would just sit around and watch your plots making you rich.

Thinking outside the box is the way to go today. Look at the example of Bahria town, how Mr. Riaz came from 2 bedroom house in Rawalpindi and became the property tycoon. Joint ventures and bold ideas are the requirements of coming days ahead.

One thing that no investor ever talks about is the commercial part of this market. Even including Bahria town gave nothing new in shape of commercial areas. There is tremendous room to grow in that sector.

Don't forget we are a corrupt nation to start with and Imran Khan do not have magic wand to get everything in order. So I hope that he becomes PM and if he doesn't deliver than nation should elect someone else.

Agreed that Imran Khan is our only hope and he has the ability to bring positive changes but unfortunately the team he possesses does not seem competent enough or commensurate with to tackle the present challenges.

The real estate investors need an unrealistic growth, where a file/plots jumps to another one more lac in next week. This is highly unlikely to happen with just and fair system(taxes) in place. Therefore, if such a system ever takes place the real estate business shall be no longer as it is today - Unrealistic.

Zain Sahib, Phase 6 B block is fully Developed, more than 50 houses are there. plots rates are from 77 lac to 105 lacs.
