First of all I pray for your health and long life.
I need your kind input as to how much will be the cost for construction for a single storey 17 marla house in Lahore PEGHCS Phase-2.I have recently bought a plot there and need your worthy inputs and tips before I may start work on it,
covered area will be roughly 60-65% of total area.

Apporximate Cost of double storied house of your given diemnsions will be approximately = 17 x 225 x 0.65 x 1.6 x 1800 = 71 lacs |

can you explain the working. i understand 17 means 17 marla and 225 sq feet in each marla. then what is .65 or 1.6 and 1800

1. A 17 marla plot can be assumed as 1 Kanal (20 marla) plot.
2. FAR (Floor area ratio = Total Covered Area/Plot Area) for 1 Kanal plots in most of the societies is 1.5
3. Assuming a Construcction Rate of PRs. 1600/- per sq. ft the
Total Cost = 17x225x1.5x1600 = PRs. 9,180,000/-
4. You can opt to go for a smaller covered area & the total price will reduce accordingly.

builder promised me to build house in 1800/sq ft.but now he says that the things are v v v expansive so i have to raise it to 2200lsq ft.THERE IS NO HARD AND FAST RULE FOR BUILDING HOUSE. |

If you can spare time & put up the effort required to manage built your house yourself. Hire a contractor on Labour/Sq.ft basis & supply the material yourself. It will save you around 15 to 20 % on the total cost of construction.

Approximate good quality cost of construction should be = 17 x 225 x 0.65 x 1.6 x 1800 = 71 lacs
Where 17 is total land in Marlas
225 is sq. feet per marla
0.65 is the given factor i.e. covered area to total land at ground floor
1.6 is factor for different cost level for ground and first floor and covered area for at first floor and attic
1800 is cost per sq. foot for very good quality work |

Dear Raza.,
If you don't mind; pls tell me in how much you bought plot in Phase 2 because I am also in search of plot in this phase for me.
It will be helpful for me to have your price idea.
If you don't mind pls mention near plot number of your plot for my idea.
About construction never go for contract, manage some time and search for good contract only for labor and provide them material yourself.
