Dear Ahmed, heres the deal. I am willing to do the same project myself. If I were you, I would buy two 10 marla plots in BT worth around 40 lacs. Construction would cost around 1 crore for both on a covered area of about 10,000 sq. feet. These should sell by the end of next year at about 80 to 85 lacs each, which should give me a profit of about 30 lacks in less than 12 months. that is not bad for a 15 million investment. Problem with 1 kanal house is, it can get stuck for a long period, your target market will be smaller as your product will be more expensive. Also, bigger houses will not give you bigger profits, as there would be less buyers for this. If you can work on 5 marla houses, it is even better, as you can make 4 houses in this budget and can sell to a bigger clientelle. Hope this helps. |
