Islamabad property need advise,

Dear Nadeem bhai, Boss-sk bhai and brothers,

I am an overseas Pakistani and have saved around 25 lacs to invest in Islamabad. Can you please guide what can be better options from below for longterm investment 10 years or so. I have short-listed these based on the discussion on this forum :). You may please also include other areas, size doesn't matter.

the best available options in this range are ,keping in view ur time of investment

e-16
e-17
f-17
i-14,15,16
best option above all is sector F-15...do chk it also....g-15 is out of range now.
these area will give a good return after 10 yrz..

even dha-2 n bahria phase 8 are also in your range.....
But after 10 yrz the sectors discused above will give more profit than bahria n dha-2..

B17 & F17 both sectors are good and u can get one kanal plot in the range of 25 to 30 lacs. (depends on location). Two weeks ago I visited and I like these both sectors.

Non of these are suitable if u can wait 10 years.
Consider 30*60 or 35*70 plot in E-12 or G-14/1,2,3.
Given options are good for construction of house in less budget.
In given options my priority would be as:-
E-16
F-17
E-17
B-17

Dear Nadeem bhai, do you really recommend 30*60 or 35*70 plot in E-12 or G-14/1,2,3 to keep for long term beacause these are already above 30 lacs.
Kindly guide and others to suggest also please.

First of all if i have to spend my hard earned money. I will always prefer possession plot over a file.

G-14 & E-12 are long way from the possession. Looking at the track record, CDA has not developed anything in the near past. Keep in mind that these places already have population and encroachments, No political party want to mess with them because they are the ones who actually wake up on election day and show up to vote for them. White collar allot-tees of these sectors will probably never vote.

Cooperative societies who has approved NOC are another story. Not all of them delivered good results. E-16/E-17 is one of them. So make sure where you invest your money. I personally know few people who invested in E-16/17 and they didn't make anything as of today. Value of their plots is pretty much standing dead.

B-17/F-17 is a very good option. Society is coming along at a steady pace. They are currently offering PKR 300,000 to 500,000 if you build your house right now. Transfer costs are also very low.

Check 10 years before price of plots in in Bahria, DHA, G-13,D-12 and Zone-II sectors with current price every thing will clear.
It is logical that after development Price of G-14/1,2,3 and E-12 will at par with G-14/4 and D-12 respectively.(after 10 years 90 % chances of development)

A smart investor do invest long-term for 10 years HOWEVER, a smart investor never invest in something that don't give him option of liquidation. So more choices are always better than less.

Syed, you can add couple of more options to your list:

G-15 30X60 non-developed plot
F-15 40X80 non-developed plot
Bahria Enclave 8 marla plot

Salam, lookin for kind advice bros esp Mr Mian Nadeem & boss-sk.
Criteria:
1 Kanal Plot
Budget: 6,000,000
Should be able to live in with peace and security in 2-3 years.

Well, I am a prospective buyer who is looking for a 1 Kanal plot in Islamabad. Have been researching online and have observed various and mixed opinions; so much so that I am confused now where to look at.

There are so many pros and cons that I wonder if I can ever get an intelligent advice considering all the constraints and possibilities - good&bad.

Can you please advise, where should I buy a plot if I have a budget of max 6,000,000 and I plan to construct and live in it after 2-3 years.

Your opinions and advice is highly appreciated.
