Dear Zulfiqar, you have to make your own design according to your own/ family requirements and give it to an ordinary architect who will further improve your design and once you are fully satisfied ,then ask him to make a final architectural and structural designs for you. But remember you must have proper soil test report of your plot through competent person necessary for structural design.
I have done same for my house in Anchorage Islamabad and paid less than half of what the so called "good architect" was demanding ,ie 2 lacs 50 thousands.I am fully satisfied with my designs. So called good architect will never give you an unlimited time like an ordinary architect.
