Best Opportunity of Investment with the purpose of rental income,

Dear All,

Impressed and delighted ti find such a useful forum.

I'm posting this request with a hope to draw on your market knowledge and foresight to make a right investment decision.

In short, I have around PKR 5 million which could be stretched by 10-20% if required. My investment objective is to create a foundation for a future property which can yield a handsome rental income on monthly basis.

The above objective apparentltly points towards commercial plot but I am open to all choices. I would consider meeting my objective if I could add more investment of PKR 10 million fter 4-5 years (for construction) and then rent it out as a whole or in smaller units.

I have two questions:

1. Does the idea make sense. I will be satisfied id I could achieve an annual return exceeding 6% (annual rent of total investment)?

2. What is best place to invest in Lahore or Rawalpindi/Islamabad?

Better to keep your money in dollars and wait for changing Zardari set up,This time no one can predict about real estate and PKR is going to weak day by day.This is my honest suggestion.

I have 5 marla commercial plot at ccanalview which is giving rent around 30,000 plus.
And I want to sell it.If you are inetrested tell me to process further.

(1) Did you visit Baharia Phase 7 in Rawalpindi. When one enters the Baharia town from GT Road, there is big construction activity going on around main road that passes through phase 7 and goes to phase 8 and beyond. If you have time, please do visit the area. In my opinion, it will be a trendy, modern and elite hub of social and economic activities in the next ten years for the people of Rawalpindi. I am not sure if you will be able to buy a plot with this budget but definitely you can buy a reasonable size commercial shop/flat.

(2)There are number of negative reviews about CDA sponsor Park Enclave project in Islamabad. However, the basic fact remains that it is legal and CDA sponsored. There will also be commercial area in the project. You can probe this further to see if CDA is offering commercial plots? This will also be a good investment.

Given the size of your current & future investment a 5 marla commercial plot on the back side in Block B of sector C of Bahria Town Lahore is, in my opinion, the best choice for you. You should be able to get such a plot in around 7 million. I have recommended block B because of existing & future educational & sports institutions of Bahria Town Lahore which will be a great source of footfall for this commercial area.

Its commercial buliding (not plot) actualy with 4 shops and 1 apartment.It is at main commercil market near gourmet bakery canal view.
