Bahria Town Rwp/Isbd Phase IV Shops,

I am considering to buy a recently contructed commercial units in Bahria Town Rawalpindi Phase IV opposite Cinepax. (Bahria Heights IV Extension)

The shop size is around 600 Sq ft and owner is demanding Rs 14,000 per S.ft which makes it 84 lakh. My purpose is to start a garment retail business.

Kindly share your view on future outlook of Bahria Town Phase IV Commercial from retail business point of view. And also possible appreciation in future.

Appreciate your replies as I need to make a decision in 1-2 days.

its good if you can make profit of Rs. 40,000/- per month

The price is reasonable given the current market situation. If you negotiate further, you can push the price little bet more, especially if you are paying upfront cash. There is no doubt the place has potential.

This has medium potential since the number of commercial plazas particularly phase 3 and phase 4 are already more than the requirement. The growth of Gulrez and PWD commercial complex has a very negative affect on Bahria town. Further I have observed that garment shops are usually closing down within 3-4 months here.
