I would like to get information on 5 marla commercial plots in Bahria Spring North scheme interms of price and future from investment point of view. Please comment, thanks in advance

Spring North has 8 Marla (40x45) plots; not 5 Marla. It has great potential and I expect a GF shop (14x34) now selling for 50 to 55 lacs (approx rent from 28 to 35 K) to sell at at least cost 1 Crore in 5 years time. The area has the potential to turn into Blue Area of Rawalpindi |

What do u say about Wallayat Complex in Bahria Phase-7. They have 5 to 6 plazas at one place. Is that will be best for investment ? Spring North is in Bahria Phase-8, which far from GT road as compared to Wallayet Complex. Please need you input? |

Bro brand matters a lot. Wallayat is also good but it's no match to BT for no of reasons which need no explaining. |

Many thanks Salman for your feedback, 5 marla does exist in the market behind the 8 marla plots. It is selling around 70 lac and 8 marla is 1 crore and 90 lac. I think there is great scope of improvement in the price due to big gap between 8 and 5 marla plots. Do you think if i shall buy the 5 marla plot and make plaza in 2 years time will it rent out easily |

Waeem bro, I think u should buy but try to be in an area between KFC and DHA Homes as this area of Spring N will be more expensive than the one between Clock Tower and KFC.
Another option could be Square Commercial 5 Marlas (30x40) where Bahria Heights is under construction; here too price is around 70 lacs. I would grade this ahead of back side 5 Marlas in Spring N. Anyway do your due diligence before shopping. |
