Bahria Town Islamabad Phase 7 and 8 has seen a boom of investment in commercial areas during last 4-5 years. Plot prices have risen considerably where it has been hardly maintaining to similar levels in rest of the areas/societies.
Particularly, the whole line on the left side of Expressway (heading towards Phase 8) is filled with plazas and commercial construction. It appears to be having a great outlook at the moment. However, there is one exception in the beginning of the same line and that is RIVER VIEW COMMERCIAL where prices have hardly rised.
I wonder what has caused it not click when the whole area has picked up so well?
Any indication of future outlook of River View Commercial?
Appreciate your comments and valued opinions.

River View is a totally failed commercial area because of its location. |

River view will come up in the future, but the location is in depression compared to the rest. Walayat Complex in the beginning of Phase 7 and Mini Commercial, Midway Commercial and Square Commercial close to DHA bridge with plots touching the main roads are the best and therefore lots of construction is observed there. The ones in the back will populate with time in the commercial areas mentioned above but will take some time. These are the best areas for investment in commercial areas currently and good potential in Bahria Rwp Phase 7. |

@ RVC: From you response, I understand that there is no future hope for this project, whereas on the face of it location appears very good. Any strong reason, why you believe this project is not going to pick up in future? Thanks, Omar |

The in and out approaches are restricted because of Uturn points far away from the RVC location. Mini commercial and specially the plots of mini commercials nearest to DHAI bridge are selling almost 2 Crore and the plots of mini comm extension, near to the bridge are around 1.5 crore. The only reason is that these are located just on the main entrance of mini commercial and has access from all sides. RVC had lot of attraction about 1.5 years back when a uturn was located in front of RVC and was closed due to death of a person hit by a tractor. Since then the prices came down and the construction taken up by few plot owners could not be abodoned. You can find some activity which is being shifted to mini comm. A corner plaza is on sale for the last 2 years on a nominal rates....but no buyer. The shops in mini comm of even under construction plaza are 100 per cent sold out at very high rate.
