what is price of 1 kanal in block d ? how much i should offer for that house

Plot in this area in about 42 and Constuction cost is 80 Lac [average], If House is in Good Condition Built as per your Choice Slightly used and no major problem then you can deduct 25% from Constuction cost. The Correct worth of house Turns out to be about one Cror, GDue to Market Dynamics and less number of Buyers for such a big Purchase even more bargain will be possible,
This Block is Not a vey well Located Block of NFC, I would adise to search better Loacted home, and better goto Valancia as it being better maintained and there are more commercial activitis, at the same time a major access road has already opened for valancia. If you try to find bilt house in One Coror Ypu might have many choices in both NFC and Valancia,
By the way both are very good neat and clean societies and if you are dealing directly with owner there are not much chances of fraud.

i also need your guidance.i want to buy one kanal single story house with three bed rooms approximatly 5,6 years old in average locality in valancia housing society.please tell me how much price i should offer for this house.

Ejaz sahib I am not activel trading in this area only visit when I goto Pakistan, My Last visit was in Dec 2011, at that time i focused on 10 Merla and Kanal Plot, 10 Merla at best price was 26 Lac on Boundary of M Block, more ceaper options were in J Block near graveyard,
Average Kanal was in range of 42 to 45, Upto 52,53 in best locations like A A1 or B Block near main roads Deeply seated Polts near Boundaries were abour 40 Lac. In J Block average was 39 Lac and worst Loation were upto 34,35.
Khan sahib single story houses are not many in Valancia, mostly are double story and new are about 1.20 Cror and old or slightly ises 1 Cror. If You have Limited budget you can find single story houses in UET that can be available as low as 60 even new, there are many single story and low budget houses in UAE, that is next to Valancia.
If you have no limitatios of Budget then you better go only for Valancia. Most Houses are posh and newly built where as in UET low budget and bulit in phases like middle locality same is true for Nasheman 1.
