Balloting for DHA 9 has not been done and is not seen in the near future. After balloting DHA will announce development charges and its schedule. To my guess development charges for 1 kanal plot will not be less than Rs. 12 lac in any case.

DHA-8 development was 10 lacs and due to inflation not only development charges of DHA-9 will be higher but over all price of DHA-9 will also be more then 55 lacs.Therefore the DHA-9 allocation file rate at 23.5 lac is still very low and will rise to 30 lacs plus soon.

Brother CMY has repeatedly advised buyer to act promptly before it rise to its real worth value.

Market Direction Guess for Lahore Property Market?

DHA Lahore phase 9
DHA Lahore phase 9 5 marla and 10 marla plots have become a huge hit. There is still lot of demand of 5 marla plots on installments. The 5 marla plots that were booked on 10 lacs on installments are now sold at 16.5o to 17 lacs. 10 marla plots that were booked installments on 25 lacs are now bought sold at 33 to 34 lacs. There are hardly any sellers as all seller know amount on installment is too small and they may not get a fully paid and developed 5 marla plot in DHA 9 in three years when they finish these installments. Due to good price of 5 marla plot at 17 lacs and 34 lacs for 10 marla not many sellers are not willing to sell their one kanal files at 18.85 to 19 lacs. Hardly any new files are made as all needed land in DHA 9 is now in possession of DHA Lahore. So day by day supply is getting tight and more buyers are coming to market because price is slowly rising every day. We at Lahore real estate think DHA Lahore phase 9 files should be priced today at 22 to 25 lacs when we compere prices in DHA5 ext DHA 6 DHA 7 or Eden lands etc. It is still a great opportunity to buy DHA 9 under 20 lacs. If you can buy DHA 9 asap before major file price rise. Since development is now starting in A B C D block price of one kanal may jump in coming days and weeks to 22 to 25 lacs price range. At current price DHA9 is still very cheep. People that argue it was low for long time should now get them self updated with current reality. In past there were 100s new files every week so there were more sellers. In past there was no development around DHA9 but now there are dozon large housing projects in and around DHA9 that are now complete or under development. In past when you compared nearby schemes price with DHA9 it was not too attractive but now in DHA 6 good plots are selling near 1 crore and 70 lacs for best plots in DHA 7 that is not as good as DHA9 when we consider phase locations. In past there was no ring road but now DHA 9 will have approach roads from two Lahore ring road nearly completed interchanges. Now DHA9 is just 5 to 8 minutes away from Y block of DHA3 or Lahore airport.

I like to buy 1 more file for DHA 9 can you help me to find it in good price or you can help me to get file for DHA 10 as far as i know that befor they called DHA file 9/10 and now some one told me that now we can also buy DHA 10 instead of DHA 9/10 waiting for your reply

How come buy a file under 20 lac (as you have mentioned)? Are you talking about 1 Kanal file? 1 kanal file is around at 23 lac.

Is it good time right now to buy 5-marla or 10-marla on installments?

Dear Nadeem, this is copy of an old post from CMY (Wednesday, October 19, 2011 11:49 AM PST). At that time DHA 9 was below 20 Lacs. Keep in mind current 5 and 10 marla plot prices in DHA Phase 9 (aka DHA Town) are also more than prices mentioned in this post.
