I'm based outside Pakistan and planning to construct a plaza on my 40*60 Marla Commercial Plot located in Bahria Town Islamabad Phase 7.

Initial plan is build a Basement+Ground+3 stories plaza. Basement and ground is hall type construction with an option to be converted into shops. Each of the upper three floors may have 3-4 residential units.

What is the best way to go about construction: a) labor contract and own material; b) Turnkey contract. I have my brother who can supervise the former type of contract. Any contractors who can offer these services?

To start with, I wish to get a broad estimate of the construction cost (cost per sq. ft) and time required for construction.

Appreciate your guidance.

Better give contract for structure only, rate is Rs 100 to 200 per sq ft. Then get the best teams for plaster, rate is 7 to 8 per sq ft, for tiles fixation rate is 16 to 18 per sq ft. This is a most economical way of construction and you will save Rs 75 to 100 per sq ft. More over you will select best teams and will not be at mercy of one contractor for all the above jobs.Good contractor will ask 200 plus minus for above jobs DHA ,Bahria Town and surrounding.Just see the difference.
Dear I am doing same while constructing my house at Naval Anchorage and very much satisfied with the quality of work from the best teams in the area.

Dear Amir , Sorry ,structure rate is Rs 100 to 120 per sq ft. Ferther more I would suggest to go for concrete hollow blocks as they are cheap compared to bricks,fast construction and very good in summer / winters. One block of 8x8x16 inch size is equal to 8.75 bricks and price of good block is Rs 40 to 50.

Dear Khan jee !

My house is in plaster phase, the rate we are paying now is 10 per sq ft. We checked 3-4 best plaster teams and rate for all is 9 to 11.
